Including or excluding additional construction costs? Including or excluding floor coverings and painting work? Which bathroom fittings? I like the upper floor! Regarding the ground floor: Hm, I don't know. I would rotate the staircase, move the door between the vestibule and hallway downwards on the plan between the living room and hallway. Keep the vestibule-hallway open. I would omit the door between hallway/hallway (towards garage/utility room) (probably a few euros cheaper :P). I would omit the fireplace in this location. Is the dining area big enough? What is the measurement between the patio door and the opposite wall/stairs? I would either install a light strip above the couch or (depending on planned furnishing) a floor-to-ceiling wide element at the bottom right of the plan. Still not sure if the house shouldn't be opened a bit more towards the south.

A bit less flowery again: I would start completely anew and move away from the stair shape.

I can only agree. The dining table in the living area will just not fit properly at all, and as soon as the fireplace is on, those will be very hot spots. And, as you can already see from your drawn-in furniture, the path to the study simply doesn’t work.

If you also plan to have a full dining table in the kitchen, then for a fresh start I would seriously consider combining the kitchen and dining area into one unit overall and making living a second unit. Because in the kitchen there is currently again quite a lot of wasted space between the peninsula and the partition wall.

Together with the area of the staircase, nearly 20 sqm of floor space is consumed for the hallway on the upper floor. Due to the location, you can’t even properly use the hallway for additional storage. It is nice to have the light-flooded hallway, but I also think you should start over on that.

The price includes incidental construction costs and painting work. Flooring is mostly PVC planks; tiles are used in the kitchen and bathrooms. Sanitary installations are planned with a budget of €9,500.

We deliberately placed the staircase from the living area to the upper floor because we don’t like the "classic" option (from the entrance).

There is 2.60 m of space between the terrace door and the staircase. That should be enough for a dining area, right?

Yes, we had a corner window at the bottom right of the plan before, but then we removed it again. On the one hand, it costs quite a bit, and on the other hand, there is hardly any wall space left for cabinets or a piano, etc.

As I learned today, Neufert says 3.2 m - we are planning 3.7 m. So no, 2.6 m is not enough.

260 cm is simply not enough. The table is 90 cm and on each side there should be about 100 cm so that you can push your chair back. And, in the plan there's also the fireplace and the area is still a passageway to the living room/office ... no, this won't work.

I also noticed that there is no window on the southeast side. That’s a shame for the nice sunlight.

The guest bathroom ... 179 cm width in the shell construction ... no shower fits in there and also a sink in front of which you’re supposed to have space.

For child 3 ... you can’t arrange bed and wardrobe like that. Who’s supposed to be able to take anything out of the wardrobe there?
