I like the basic approach of the whole plan, including the staircase, etc. The devil is simply in the details, and practical use will falter there. Also, a 400 cm wide garage door for 2 cars .. hm .. Maybe one should consider two separate doors after all, that is also more manageable if you just want to push the bicycles out.

The technical room with 223 cm width at the widest point, otherwise only 163 cm and then storage space.

I basically think it's better too (without children). But at least one meter in front of the staircase should be planned as a traffic area without a chair in the way. And try drawing a proper dining table there: it should be about 2 meters long.

Now in general: the house seems... compact to me. Was there a basement? The house is (relatively) small, meant for 5 people. Some plan children's rooms with lots of space (in size), here it goes down to <12 sqm again. Somehow it will work, up there. It has to :) But I don’t understand the staircase, which takes up the most space of all staircases. Having one square meter more of actual living space here and there would certainly be nice – even if it only becomes a storage room on the upper floor. Downstairs, despite all the nonsense of the classic variant, I would turn the staircase, and throw the kitchen walls in the trash: the hallway between kitchen and staircase makes no sense as wasted space at all. Then shorten the living room wall a bit and put the fireplace under the stairs (is that allowed?) The drawn-in furniture shows it clearly: as it is now, there is no way through, instead the kitchen has a lot of extra space.

Question: is this a semi-detached house, or why is there no window on the east side?

But: as my predecessors said: new, please!

Uh, no. Definitely not. We had 3 meters in the old house and it was a constant shuffle of chairs. You want to be able to walk past the table. Allow 1 meter for the table and at least 1 meter around the table on each side. And regarding your fireplace: minimum distances to walls and furniture must also be observed.

... I just did that .. knocked down a few walls ;)

Then I moved the wall of the guest bathroom to the right according to the plan, so that the room is now about 205 cm wide.

Partition wall to the living area .. window there, the bay window to the left according to the plan into the new kitchen-dining room. Gave the kitchen on the left another window and then put in a nice L-shaped unit. Dining table 180x90 cm.

In the living area then just a 280 cm wide sofa with a sliding footrest. On the wall to the study then a small shelf or something as storage space from the sofa seating area and to the bottom according to the plan something like a small mini coffee table.

On the bottom wall then the wall piano and 2 floor-to-ceiling windows ... it might be that they don't go well with the piano because of the sun.

The living area could be closed off with a sliding door.

Hello,

Did I see that correctly, children's room only about 10 m² ?? I find that too small.
We plan at least 13-14 m² per child

... thank you very, very much for your effort. Over time, you really become blind to the operation. Your version has some nice aspects. I find it a pity that you can hardly see the garden from the living area. I could like the kitchen. I'll take a look to see where I can still accommodate the chimney/flue in the living room. The guest WC looks more spacious. Maybe the WC could also be placed under the window.

... There's not much that can be done about the room size. The hallway is very spacious due to the stairs, so there is not much space left for the three children's rooms.

Thanks again to everyone who takes the time for us. Even if the criticism "hurts" ... ;-)
