I'm not a specialist for technical terms, but I know the clear height as the actual (illuminated) space between the top edge of the floor (TEF) and the ceiling. The story height is from TEF ground floor to TEF upper floor. But I'm happy to be enlightened.

Especially since the outdoor facilities on 1050m² won't be cheap either...

Hello everyone,

I would like to discuss only the floor plan in this thread. The mentioned price includes the pure house construction costs without painting and flooring works, including a sample buffer. Exterior facilities and incidental construction costs are not included. We have agreed on a fixed price with a small local construction company as the general contractor. We are trying to keep everything simple, therefore no projections, bay windows, etc.

I think I have already received quite a lot of good tips for now. Further tips are of course welcome. The question that still arises for me is whether the arrangement and size of the windows and the door positions in the rooms are sensible (e.g. in the study).

I see potential for optimization in


    [*]Larger WC/shower on the ground floor / reconsider door position
    [*]possibly a platform staircase
    [*]more sensible arrangement of dressing room, bedroom, bathroom, and possibly elimination of the utility room on the upper floor
    [*]window adjustments

I have requested a plan from the planner and would post it here again once available. I will now have the planning adjusted with these ideas and then post here again.

Note on the dressing room: With a shell construction dimension of 3.01, you will not get a standard wardrobe of 3 meters in, with 60cm on the door side no standard depth of 60/65cm. Drainage of the main bathroom probably runs through the office. I would inquire about the drainage before it gets tight in the ground floor on a small space.
