Do yourselves a favor and have your two parcels merged for a small administrative fee - then the stupid setback distances won’t be an issue for you anymore, and the building ensemble can be positioned much more freely. With these dumb gabions, I always think that the people weren’t home to have their large delivery of barbecue charcoal carried straight into the shed.

The plots were merged as part of the purchase process. Not yet registered in the cadastral map. We are free in the positioning within the framework of §34. The existing building lines should probably be designed similarly to the neighboring buildings, says the planner. Our idea is to shield the plot from the street sides in the north and west by the buildings (house / garage). That way, fewer hedges/fences are needed to close off the rest from view. Somehow, every solution has its advantages and disadvantages.

What this basically leads to is that you shade yourselves at the terrace and kitchen. I would definitely prefer the hedge. Of course, it also depends on whether you are more of a shade person.

In §34 areas, it is quite common to work with "factual building envelopes"; building lines usually only exist through local statutes there. That's how it is; privacy screens usually also bring shade. Personally, I already find it at least borderline to pathological dimensions, the level of importance that today's builders assign to visual protection. Besides, cream cake always goes straight to the hips, whether you shovel it in secretly or the neighbor can watch you. The privacy protection is hyped here as if this were a forum of nude lawn mowers with only nuns on all five neighboring properties. People, chill out.
