Hello everyone,

we are currently in the draft planning phase with our builder and now have a draft status that largely meets our requirements and that we also like. I would be interested to know if you still see optimization potential or details/distances that are completely unrealistic or impractical.

Warum ist der Entwurf so geworden, wie er jetzt ist?
- Musterhaus mit ähnlichem Grundriss besichtigt / 2 Anpassungschleifen durch den Planer sind erfolgt

Welcome to the forum, your floor plan appeals to me, compact in square meters and large rooms. A fireplace would also be out for me (play area for the kids), I would dock the island below as a peninsula, the couch facing the garden, AZ (still sufficient) gives 2sqm to the hallway, which it needs for 4 people, minor details, the house works

Basically, a standard floor plan that works overall. In general, I find a consideration without the plot incomplete.

What I would consider:
- Guest WC door opens into the cloakroom: At parties or similar events, someone goes to the toilet before going home, others are already getting dressed -> Someone will get hit by the door
- The centrally located bathtub on the upper floor, together with the towel holder, means there is perhaps only 70cm of passage to the toilet, which feels cramped
- I also find the master bedroom with the walk-in closet unnecessarily cramped. The closet has 1.01m + 2*62cm. If you put wardrobes/sideboards on both sides, it’s too tight and feels like passing through a storage room. If you only put a wardrobe on the long wall, the question of the added value of the walk-in closet should be considered.

Looks good. I would probably swap the bathtub and the sink in the bathroom and rotate the bed in the bedroom with the head against the upper wall. Is there a shower in the guest toilet? How big is it?

...and above all: How is it planned with the rest of the bathroom fixtures and the window? I lack the imagination for that...

I agree. I like the floor plan itself at first glance. I also miss readable window parapet heights.

is overrated, my bathroom door has been opening into the hallway for more than 10 years. There have been no collisions with guests leaving the house yet. Given the bathroom size, having the door open outwards is actually a significant positive usability factor for the bathroom.


No ... there really is space for an island here and that is extremely practical because there are always two paths leading to the workstations/appliances in the kitchen.


Fully agree. Then the partition wall between dressing room and bedroom could possibly be moved about 20 cm to the right in the plan, the passage dressing room / bedroom towards the bottom of the plan. And in the bathroom, swapping bathtub and sink would also ensure that natural light naturally falls on the sink from the side.

Guest bathroom ... I would probably put a smaller, very narrow window towards the top of the plan. Then there can be a walk-in shower with a 70 cm glass divider towards the toilet. Unfortunately, here too the downside is that the dimensions can hardly be read and you have to guess more ;).

It probably already does, because I would assume the garden is at the bottom of the plan, although, I just see the sliding door is on the left of the plan, here the site plan is simply missing.
