Due to private circumstances, my project was on hold and now I want to resume it.

In the meantime, I have also come up with a new floor plan: 2 separate, enclosed apartments in a semi-detached house.
Thus, the "granny flat" moves to the attic, living in the ground floor and first floor, still no basement.
Hence the two staircases: an enclosed stairwell for the house entrance and main access to the attic, a second staircase connects the ground floor and first floor into one living unit.
The exterior dimensions are now also larger, but the previous floor plans didn’t really work. Still within limits at 8.35m in terms of plot width.

Kitchen shown as an example with cabinets as placeholders. For space reasons, the two doors in the WC and storage room open outwards (better placement area).

I have optimized it here so that maximum cabinet space (=storage space) is possible.

And the attic with the separate apartment:

For the attic, it is still difficult for me to estimate how high the knee wall can be and where the roof slope will then run, and thus whether dormers will still be necessary. I hope that the neighboring buildings are high enough and a knee wall of maybe 1.20m will be possible.

What is your opinion on the individual levels?

I consider a common room with just under 3 meters in width (3.10) and a staircase with a length of 3.10 and a width of 80 hardly worth discussing. A staircase should have at least 3.70 in length and 90 in width on the plan with normal ceiling height. Lay representations even more. (Diese Kritik beinhaltet weitere Engstellen in diesem Plan)

As long as it remains unclear what the building authority prescribes for you, the discussion is, in my opinion, pointless. Paragraph 34 does not mean that you can build wildly. First clarify how much area you are allowed to build on your 500 sqm small plot and how many residential units would be permitted. Also be sure to check the number of required parking spaces. After that, I would also check whether the utility providers can supply the necessary services and what other requirements must be met (e.g. keyword fire protection, fire department). After that, you can think about floor plans.

The plot is 15 m wide, your house 8.35 m ... so there remain 3 m distance to the neighboring plot each on the north and south sides. And now it is supposed to be 4 residential units, right?

The house depth for your two semi-detached houses is now over 20 m, plus at least 3 m distance to the neighboring plot towards the east and about 6 m parking space depth towards the west. So there are only just under 4 m of garden left between the parking space and the house on the west side.

The floor plans themselves do not work, Yvonne has already mentioned the internal staircase. But also the staircase in the stairwell with a floor area of about 180x225 does not really work. It becomes steep and narrow, and furniture has to be moved through for the attic.

Your drawn-in furniture shows the tight spots in the rooms.

Bedroom beds in the attic with access under the 2 m line ... absolutely not possible.

After deducting the stairwell, walls, and areas below 2 m, the attic apartment will have, if at all, just under 60 sqm of living space.

Do you only read your own thread? - otherwise the example from should not have escaped your notice. You are currently trying to recreate this deterrent example (just simplified for the brother). If you want to stick to the current concept, I recommend a solution with only one staircase (the trick would be the granny flat on the ground floor and the maisonette then on the first and attic floors). If you switch back to the previous concept, you will find the suitable inspiration with (even if you are not dealing with a corner plot).

P.S.: I just realized that the shown floor plans are supposed to be for only one half each, and you want to squeeze four residential units onto the small plot. However, that won’t work. Only the currency was changed from DEM to EUR, but the square meter is still 10,000 instead of 5,113 square centimeters. I don’t see your desired calculation working out in that respect. As much as you would like to benefit from the market level of your location, you won’t become a real estate tycoon on this little plot. The builder back in 1961 had recognized that. Increasing density to more than one single-family house may be possible, but the plan for a double multi-family house is definitely too ambitious.
