I was already pleased that so much has been written on this in such a short time!
Criticism of the drafts is also welcome.

I do not understand this criticism at all:


As already mentioned, the planning has paused and it is probably clear that nothing else has happened.

I experience it here in the area like this: The agenda is "creating living space" and the district office is overruling the local council, the technical committee, etc., especially regarding §34. It feels like whatever can be built is being built here.

Before I go to a planner/construction manager, I want to have an idea of what I want or what I consider possible.

I have seen exactly this internal staircase with the dimensions (3.08m x 0.80m) at acquaintances and found it still OK. They also have the stairwell (1.80m x 2.26m) like that. But that was already a bit tight. What minimum dimensions do you consider appropriate for the living/dining area? 60 sqm in the attic would be sufficient, wouldn’t it? A basement granny flat wouldn’t have more either, right?

Yes, exactly, it's not decided yet and I do take the fundamental criticism of the new plan into account.

I now think that nothing fits in the south anymore and it comes down to terraces in the east/west.

What floor height did they have? 80 cm width, as you marked, includes wall plaster and railing. Again here ... what floor height and it must be considered, you first have to go up 2 floors. You should also think about the fact that the access to the attic at the ground floor occupies the stairwell and on the upper floor even the anteroom, so a total of about 10 sqm space is taken in the other floors. And, before you start thinking about a 4-family house, you should really do a preliminary check of what is required. With the current dimensions, except for parking spaces and access, there remains about 3 m of green space around the house. Do you want to live like that?
