Floor plan discussion and improvement suggestions

Cozy is always perceived differently. Personally, I wouldn’t like the strong focus on the TV right now. Usually, people watch on a laptop or similar anyway, and there aren’t really any classic TV evenings anymore. When one person uses the TV, the open living area is "disabled" for those who aren’t watching; that would bother me. Maybe one of the study rooms could serve as a TV room in the evening, or if the kids are older, even two such rooms could be used multifunctionally. That would give you much more freedom in designing the living area. For example, I could imagine a "monster table" in the middle or a central, cozy dining/seating area with sofas, and the actual living room without a TV somewhat reduced. Nobody really has the typical 3-2-1 sofas anymore anyway. I think that with 6 people, there will be constant change depending on the age of the family members. For me, cozy would be something like six people in the sofa corner in front of the TV, less so. The open space simply takes away the space you urgently need. We implemented such a generous one, but there are TWO of us. With children, we probably wouldn’t have it like that, and with 6 people, I wouldn’t either, unless I had 400 sqm and enough fallback space. Also, in my opinion, a too small open space doesn’t really work. Or you could have a wooden beam ceiling installed there, which you can remove later in life..... (which you probably never will :D). I wouldn’t see the echo there as the biggest problem but rather the fact that 6 people cause a lot of noise, and if one person doesn’t like noise, that can be very disadvantageous. Plan the open space for the next house, when the kids have moved out......:cool:

We have already taken the airspace out of the floor plan, none of us care about that...

I have taken the recurring comments about the storage space to heart and changed the entrance area so that the utility room is now over 12 sqm. The downside is a tiny office for me, but that doesn't really bother me since I spend 95% of my time within 1.5 meters of the monitors while working.

hihi... for the mini hallway with mini office I’ve already been harshly criticized...

I’m just the Maypole idiot, but we did have a few parallels... I think the platform staircase takes up a lot of space and possibilities, it’s the same with us. You could consider whether you want to put the offices in a row. If you’re always in the back room during the day anyway – in the long run you could also merge them again... then you could access the utility room via the wardrobe, then you’d also have your mud room...

With a quarter-turn staircase starting at the entrance, you’d also have more space downstairs, and you could create storage where the actual staircase was. The guest WC entrance then under the stairs...


upstairs you could plan one bathroom above the other bathroom and on the left the master bedroom with ensuite shower bathroom and then access the children’s rooms via a long corridor (I don’t have a sketch for that now) – for daylight you could use solar tubes (or open ridge skylights, but those cost...)

A fine puzzle project.
Here is a suggestion:

First of all, I am in favor of rotating the house. The goal is not to divide the garden into strips, but to create a small soccer field. Something like this:



Then, with a house like this, it wouldn’t be bad to have the option of separation for later. When the children have left the house, it otherwise becomes very quiet in many rooms. With the separation, one of the children could move back upstairs. (Note, this does not mean renting to strangers).





Rough estimate of about 185 sqm in total (80% floor area).
