Take that back, you scoundrel :p The stairs / their positioning come from the necessity to reach all rooms on the upper floor. The hallway on the upper floor is also too much wasted space for me, but being able to reach 5 rooms + bathroom has to be possible first

Addendum: I’m happy to accept suggestions for alternative staircase solutions ;)

However, this does not at all require this carousel axis arrangement. Try a position with the landing in the middle third of the long side, so basically an eaves position orthogonal.

I am unsure if I understood you correctly, but I have a version with a different stair approach thanks to your hint, thank you!

The rooms upstairs are therefore more spacious, to be honest I am still having some difficulty with the ground floor...

I'll be the party pooper:

That probably won’t work ...

That’s more like it ... plus everything else ...

... accordingly, you will (at least) need that. (After all, you’re planning a big house.)

Regarding the floor plan: It’s not “exciting,” but it doesn’t have to be. However, I think you’ve taken on too much for the targeted area and ultimately the budget. Four children’s rooms are two more than usual, plus a guest room/office AND a separate office ... AND an open space, large hallway, ... Overall, it needs to be more compact — or the building volume simply bigger. What requirements does the development plan make in this regard (building envelope, site coverage ratio, floor area ratio)? Otherwise: Would an attic possibly be an option (in combination with reduced floor area)? You’ve written quite a bit already, but this questionnaire is not without reason, and essential details are unfortunately still missing.

You should definitely come to terms with that.

That sounds more like a misconception to me. (This has also been explained dozens of times here by .) The number of rooms scales extremely poorly while keeping the basic floor plan. It has something to do with geometry ...

Is there something we don’t know here? Eight meters eaves height should be more than sufficient for a standard 08/15 villa.

And one more indiscreet question: How does

fit with

You should be honest. You expect that from us, don’t you?

First of all, thank you for the detailed response.
Regarding the price, we will receive a calculated figure including the previous floor plan adjustments next Saturday. The construction service description looks surprisingly very good and contains significantly more than expected.

The floor area ratio is 0.3, the plot ratio is not specified in the development plan. The building window is defined as a 3-meter distance to the public traffic area and 5 meters to the northern property boundary. Unfortunately, I do not yet have a dimensioned plan.
An attic will not work because of the 8m height; the attic will not be properly usable, especially since only 2 full stories are allowed, no 2.5.

Thanks for the note, I probably left the default value when registering back then.
I cannot change it myself, I will contact a mod.

Best regards
