It’s really like scales falling from my eyes now:
Visually, we are in the style of the 1950s (attached is a house from 1952), inside similarly conservative. This side terrace was also often built on an embankment leading to the garden back then. Strict separation of dirty garden soil and the coffee gathering on the elevated terrace.
This is not meant to be judgmental. I also like 80s bungalows ;)
I can’t even classify the 1.80 m sectional sofa. If you draw in a family sofa of at least 2.40 m, it gets really tight.
The fireplace is too bulky for the narrow room.
Also, the “keeping children in the house while mom cooks” now makes sense.
Sorry, but what needs to be said is said here.
This is not meant to be mean, and the prison thing: I actually find the low factor negligent, so you can really get into trouble there.
Regarding the budget: plus 2 dormers, plus sliding doors, plus fireplace. The rest will probably also be somewhat above standard.
And about the question: I would be less disturbed by playing children at the optometrist’s, but in a personal conversation at the desk, yes.

Hello everyone,

I also had to let all the feedback sink in first, which is why I am only responding to your comments today.
The feedback was mostly rather critical. However, mainly regarding costs / finances.
Our primary concern is to receive feedback on the draft.
The site plan clearly shows that the hillside location can be sensibly utilized with the construction of a basement. Therefore, the decision to integrate a granny flat. In hindsight, a "business" can be integrated there.

Unfortunately, we have somewhat strayed from the actual topic of the floor plan within the thread.
Therefore, I would ask you to put the financial aspects aside and, when criticizing the floor plan, also provide suggestions on how it can be improved.
Only in this way can one benefit within this forum.
Statements like 50s construction etc. are all very elaborately formulated but absolutely not helpful, dear .
As I said, criticism is always welcome. But it should also be constructive.
Thanks ;)

Hm... I know it’s unpleasant to hear some things. But you should assume that people are rather happy about a suitable property and if financial matters have come to the forefront here, maybe it’s because they really needed to be pointed out clearly.
A build is a complex undertaking and if you don’t pay enough attention to one thing, you stumble elsewhere.
Of course, the question is WHAT your goal is, but if it is to have a successful overall build, then you shouldn’t dismiss doubts and try to limit a discussion. We often do brainstorming here at first and the biggest poison for that is set boundaries, which usually diminishes the result.
Of course no one wants to hurt anyone, but for example the thing with the 50s style building I see the same way, and if I were to comment on it, it would be more direct. But that is not directed against you as the builder, rather it could be a hint to lead you to critical thinking in another direction.
It is often experienced here that builders just want their plans to be approved or seek agreement. I have learned that pats on the back usually don’t really help. It’s not just complaining here, you also get alternatives named that you like or not, and floor plan suggestions for a house without budget knowledge are mostly pointless.

No – it also works differently or especially differently, even if it often stings beforehand.

If you answer my follow-up questions, I will gladly go into more detail about your project / floor plans. There is plenty of potential there. I am reluctant to spend energy on castles in the air.

You must not misunderstand me either; we are grateful for every feedback. We have already discussed the first of these internally and with our planner and at the same time looked at a "similar build." The planner will now draw in changes and hopefully hand them over to us by the end of next week. For example, we will now "integrate the staircase between the garage and the house into the house." We hope to gain more compactness as a result. This also shortens the overall length of the building on the garden side and it no longer looks so huge. As soon as the new sketch is available to us, we will also post it here. Until then, we now have to wait.

I don't think you can tell a planner's age from a construction sketch. But to answer this "question" as well: Our planner has about 15 years of planning experience ;)
