What is the tender for?? This is now a small step back to the topic of finances. We will award the trades that we cannot carry out ourselves to surrounding companies in individual contracts.

Tendering has to do with planning – the topic of finances only comes up when you do it without knowledge and experience – then it becomes expensive.

Tendering is done to know to whom you award. Smart clients never exclude their architect’s general contractors from participation.

Actually, only a practice is needed. But in order to be subsidized, it is declared as a granny flat and then converted :rolleyes: And that has the charming advantage that you don't have to build any parking spaces.

yes and no. We recently dealt with the search for parking spaces when a practice temporarily expanded its rooms due to Corona by using a condominium. With the application, we had to prove parking spaces according to the updated usage key. That was 3 spaces, which could not be used otherwise. I would not plan based on verbal assurances like "everything's easy."

The authorities always act according to the current legal situation.
It was communicated to us in writing that at present, no additional parking spaces need to be designated.
In our specific case, the parking space in front of the garage is sufficient.

How this will look in 5... years, of course, no one can tell me.
Due to the undesired mass sealing, I hope not to have to designate any more parking spaces until then.
But that concerns the future and can only be speculated about now.
