Hello everyone,
we are currently planning our design for a single-family house. With this sketch, we want to go to a local construction company and have them basically draw it in. I created the sketch in advance with a small online tool. Each square corresponds to 20 cm. I have also added the exact measurements by hand to make it easier for you. We wanted to gain some planning security beforehand and, with your help, minimize any mistakes or misplanning in advance. We are planning a living area of about 180 to 190 sqm.
By the way! The tool does not allow for a sloping roof (gable roof with clipped gable). No dormers or bay windows are planned. Therefore, the above measurements should be seen more as gross dimensions. A knee wall of 1.25 m is planned. Also, I could not draw any doors. To avoid overloading the plan, I simply drew the doors as wall openings. On the ground floor, we are talking about 1 meter doors, on the upper floor 80 cm. We can also imagine the living room doors as sliding doors integrated into the wall.
I have filled out the most important facts below with the questionnaire. We appreciate any kind of criticism and suggestions. The following questions are particularly relevant:
Development plan/restrictions
Size of the plot - 1000 sqm (exact dimensions will be marked out by the cadastral office in the next few days. This is the subdivision of a family plot of a total of 2550 sqm)
Slope - No
Floor area ratio - No
Floor space ratio - No
Building window, building line and boundary - No
Edge development - 3 meters
Number of parking spaces – 2 cars under a wooden double carport
Number of floors – 1.5 full floors, no basement
Roof shape - gable roof with clipped gable appearance
Requirements of the builders
Number of people, 2 adults, 2 children (in planning)
Space requirements on the ground floor, upper floor: living downstairs, sleeping upstairs. Master bedroom concept, so separate parents’ and children’s bathrooms are desired
Office on the ground floor as home office, upper floor as playroom, creative room or as a guest room.
Overnight guests per year – hard to estimate. Can always occur.
Comparatively open U-shaped kitchen without an island
Number of dining places – regularly 8, for family celebrations as many as possible.
Fireplace or stove - as room divider
Covered terrace by the living room. No exact plan yet.
Utility room and HWR in one room. A comparatively small laundry area is enough
No gas heating desired here but a heat pump with central ventilation system
House design

Do-it-yourself with a small online tool. I had to redraw the measurements on the sketch by hand. One square corresponds to 20 cm.

I have filled out the most important facts below with the questionnaire. We appreciate any kind of criticism and suggestions. The following questions are particularly relevant:
[*]A wooden double carport. Is 7 meters too long?
[*]Is the hallway to the office on the ground floor nonsense? Or does it only look so long on the drawing?
[*]A pantry is very important to us. However, is the kitchen planning reasonable or are we wasting space? The window on the right should be a glass door.
[*]We are not planning a window in the utility room/HWR. The window drawn there should be a door with glass inserts. Will the room be too dark as a result? Or is that rather irrelevant in a utility room/HWR anyway?
[*]Are two doors to the living room too many? Does the room layout make sense or do we lose coziness?
[*]The biggest questions arise with the ground floor. We are actually quite satisfied with the upper floor. But maybe you will find improvement possibilities there?
