To me, it seems more like a catalog house adjuster than an architect. Not a disaster, but the pantry is not in the optimal position like this. Where the symmetrical layout is supposed to make the attic more flexible is beyond me. I was vaguely thinking of (no specific) Baufritz. In a three-quarter state, I would still sign off on that quite confidently, but in a two-thirds state, it would probably have to be recalculated.

I would also swap the kitchen with the living area. The kitchen should go where the sofa is. However, probably without an island, otherwise it might get too tight. Then put the dining table in front of the kitchen or a bit further to the right into the room. Extend the wall at the hallway a bit and place the sofa there. And I would leave out the fireplace. You simply have too little space for it. Personally, I would find it too open that way. I would install a glass door between the hallway and the open plan area. I would cancel the pantry, move the WC to the left towards the stairs, and use the remaining space from the pantry for the utility room.

I think the floor area really has potential to create something nice.

Just a try from me without knowing the property in detail:



The furniture is of course not to scale and tendentially too large. I just took the templates from the internet and inserted them so that you can better imagine it.

That way you also have the pantry directly by the kitchen and the fireplace is a nice room divider. The utility room is significantly larger and then also offers a bit of storage space next to the technology.

I would redesign the main entrance to the right side of the plan. Then you can put a large built-in closet for shoes and jackets in the niche (through which you currently enter).

You really shouldn't underestimate storage space, especially since you don't have a garage that you could fill up in an emergency.

For me, that would just be wasted living space that is only used for the hallway. Feels like too many walls.

If the OP emphasizes twice that they would like the kitchen in the east for these and those reasons, then suggestions with switching the rooms completely miss the OP’s ideas ;)
That the kitchen is where it is actually has quite a few advantages: daily business close to the stairs and entrance, central living hub, chill lounge behind it, close to the terrace, close to the utility room, short installations and morning sun...

Walls create coziness. But it's certainly just a matter of personal preference. Some like it one way, others another...

The kitchen is indeed where the OP wants it, or did I miss something in the original post?

So compared to the architect’s draft, the hallway area according to my sketch hasn’t gotten any bigger ;)
