Floor plan - what do you say?

No sorry, but I can't get excited about it. How long is the entire building in the end? 20m? And where was the entrance again? Only through the utility room or through the garage? Wall thicknesses, frame distances - that should be clarified first before you can assess the rooms and especially the corridors. Many doors open in the wrong direction. It all still looks very amateurish.

If the sauna is in the basement, I would also place a shower there. It is also recommended for the party basement, but since you don’t have access to the outside from below, then the sauna is not so optimal down there.
On the ground floor: The staircase in the entrance area is repeatedly mentioned here as not being so optimal. And as it looks, don’t keep your basement stairway with the remaining hallway space. How much space should there be? Could it be that the staircase is too short?
I would add the pantry to the hallway. The kitchen can then be furnished differently with direct access to the hallway (and towards the garage). Or at least with a wide, central access from the foyer to the kitchen and dining area. Also, there would be space for a wardrobe in the foyer. Important too is the terrace door between the island and the row to get directly outside. An east window in the kitchen would be nice, but it also depends on the rest of the property situation.
Regarding the upper floor: The hallway upstairs is far too cramped. As mentioned, the doors should not be directly in the room corners. If you enlarge the hallway a bit, the rooms can also be better divided and usable.
The bathroom is also smaller than it is because of the T-solution.

Hello Forum members,

we have gone back to the planning stage and made some changes.
The standard data remain:
Gable roof: 38 degrees
Knee wall: 1.80 m

Due to space conditions, we would consider a 2/4 quarter-turn staircase.
Access from the garage to the (small) pantry should remain.
The kitchen should be separable from the dining area by a one-part glass sliding door.

We are already looking forward to your constructive feedback

Should the fireplace represent the chimney? And if so, where should the fireplace be located? For a fireplace, you should roughly calculate 1 square meter, then at least a new sofa would be necessary. In the bedroom, there is now about 40 cm of space between the beam and the wardrobe... You probably overlooked this when drawing. And consider the dead end in the kitchen... Only one person can fit in there. Or should the pantry and the garage be used as escape routes there? You are trying to design a space miracle on a small area, but with small tricks... Keep in mind, the plaster thickness always adds to the raw construction dimension. On the subject of constructive criticism: I see no approach in this mess to quickly improve it.

Hello ypg,
thanks already for the quick response. Indeed, we are trying to fit "our" important things into a small space.

Regarding the chimney: The white oval in the recess behind the chimney is supposed to represent the chimney. There is about 1m² of space there.
Bedroom: For whatever reason, the wardrobe is shown 50cm too wide. Once corrected, the passage fits as well (new picture attached).
Pantry: This is small, but more than one person is not supposed to stay in the pantry. In fact, we thought about enlarging the pantry and moving the shower on the ground floor to the basement. However, then the entrance door would block the WC door...

The plaster thickness was mostly taken into account with 1.5cm – for example, by a slightly oversized stair or "space" for shelves in the hallway. It will only become really detailed once we receive the drawing from the construction company.

I think the general planning idea is evident from the floor plan. Since we can still move walls or plan a half-turn staircase at the moment, we are still open to feedback on our "chaos".

P.S. Since a house size of about 10 (11) m x 8.5 (9.5) m is used very often, it would also be interesting to see the best floor plans according to the forum. Of course, everyone has different priorities, but it would still be interesting. Feel free to link as well.
