The stroller can go under the stairs after all, it is not in the way there either.

Shouldn't a walk-in closet be accessible from more than just the bedroom?
I think an entrance from both the bedroom and hallway takes away closet space again.

The tip is meant differently: a walk-in closet should not be a trapped room of a bedroom, because in practice you then disturb the person sleeping in bed after dressing (light on/off, door open/close). Either make the bedroom accessible through the walk-in closet or make the walk-in closet accessible from the hallway.

Regarding the size of the children's rooms: 13.5 sqm can also be okay. But with rooms with sloping ceilings, it may be that prospective buyers like to only record the floor area of the room without stating the real living space, which is less.

Bathroom/storage: the utility room under the roof is a very small cubicle. Was the height of the knee wall mentioned? If the knee wall is present, then the washing machine should go under the slope and a roof window would also be a must in my opinion. However, I see the risk here, also in regard to the missing dryer, that the bathroom will be misused as a laundry storage and drying room. That would not be nice.

I find the pantry superfluous. Better to enlarge the utility room. I find the sliding door unnecessary – odors are everywhere in the house when cooking anyway, as soon as the door is opened once. And a sliding door also has to be opened. Then the whole rush of bad odors will pour out (with us, guests already know at the front door that there is something tasty). I also find the wardrobe too small. I assume: wooden stairs with open steps, underneath which there will then be a pile of clothes that can be seen from the dining area.

Regarding the guest room, is absolutely right with the example of grandma visiting. However, if it is only for a few days a year, you can arrange, and when grandma goes to bed, turn on the TV in the bedroom.

I read from the "either/or position" of the roof window that money is tight? I would rather do without a corner of the house and/or sliding door than without an additional window in the attic.

Basically, some information is missing, including the site plan, in order to evaluate, for example, orientations or window positions.

Browse through other floor plan discussions found here in the forum again. However, you do have to flip through quite a few pages to find the relevant threads.

Hello, I would definitely be bothered that I cannot see who is standing in front of the door and also cannot see the front yard/street. You would have to look out of the bathroom window to see who is there. There is practically no coat rack, which is simply impossible with two children. The path to the pantry always runs tightly past the dining table; when you come home with groceries, it becomes cramped. I find the living room area very uncomfortable. Someone will always be walking to the kitchen/pantry or the guest room (especially when you have children), and you never have peace. Otherwise, the upper area would be too angular for me; from the children's room, you have to walk around countless corners to get to the toilet. I would redesign the floor plan. -Ok, the idea of not disturbing the sleeping person in practice makes sense. But having the dressing room only accessible via the hallway, is that really that good?
-We don't need the huge bedroom since it's only used for sleeping anyway. The children's rooms can definitely be larger, that's a good tip.
-Pantry or utility room or combined is still undecided. My wife wanted them separated so that the equipment can quietly operate in the utility room and she can keep the rest in the other room.
-Open kitchen or with two sliding doors is a question we've had for a while. It will probably stay that way anyway because you can retreat to the kitchen if needed, etc.
-The wardrobe is planned to be bigger.
-I am undecided about the stairs - I think they shouldn't take up so much space.
-There is actually an arrow marked on the site plan at the bottom right. Downwards is North.

The floor plan should be redesigned freely as the building expert also suggested.
Thanks in advance. If there are any other suggestions - just let them out.

The pantry is about 100 cm deep ... so not even a freezer cabinet can fit against the wall, because you wouldn't be able to open it.

Also, the access to the kitchen is past the dining table ... the sofa area with 337 cm is not spacious either, and then there is the 300 cm dining table. I find it quite awkwardly laid out.

Perhaps it would be useful to post the original floor plan after all.
