I find the floor plan quite nice. In the hallway on the ground floor, I might consider creating a recess in the utility room to make space for a wardrobe. I think the windows on the ground floor at the front are too narrow, it won’t be very bright in the guest WC either. The kitchen window is only 1.13m high?

Plot? Orientation?
I think it’s pretty good!

But it definitely needs a coat rack! If you don’t plan a (built-in) closet at the front, the jackets and shoes will gather under the stairs – that’s not a nice sight from the kitchen and dining area.
Also – I assume – the main terrace door will be in the kitchen (always near the fridge ). Therefore, there is a bit of space left in the living room, which is missing in the office. I would consider moving the wall a bit.

Hi,

Yes, I would also like to place the wardrobe in the utility room, meaning to move the wall.

The window sizes and arrangements - on the ground floor and first floor - will still be changed.

Attached are the views - site plan will follow as well.

While many prefer fixed windows or those with a railing, I like open views of the garden and the possibility to step outside everywhere. In this respect, I would design this window in the living room as a patio door – at some point, you will regret not being able to go into the garden from this side.

I would possibly also open up the staircase from the living area, if this is possible.

Many acquaintances who have the staircase immediately at the front door are annoyed because street dirt might be carried upstairs by walking through.

I would also make the wardrobe niche there and enlarge all the narrower windows to 1.26 m wide. I like the idea of reversing the direction of the stairs.



I recommend the model "None". This "occasionally" is less frequent than you think. Then you turn the heater in the living room up by three degrees and watch the fire in HDTV. The mind says "fake", but the feeling "remembers" afterwards sitting in front of the fireplace. Pseudology or whatever it is called.
