I still can't imagine how the wardrobe and shoes for four people are supposed to fit in the small utility room. We have a 2m wide and 1.20m high shoe rack and a 1.75m wide and 60cm deep wardrobe in the hallway (and that is only used by 3 people). You should measure it precisely beforehand, later the room will be full of water tank, heating, pipes, and meter cabinets and you won’t have any space left. If everyone in the north enters the house through the utility room, I would plan it more generously. In the kitchen, given the kitchen width, I also see difficulties placing a dining table.

Well, but the fact that the "no longer quite amateurs" are all telling you that the price is not sustainable doesn’t interest you. Even would be surprised if that worked out.
Well, then fall flat on your face. You were warned.



But no coatroom, a 7 sqm study, and a 9 sqm technical room (not much to do with housekeeping after that) is quite restrictive, in my opinion.

I would try to at least get the space for laundry upstairs. If you iron in the dressing room anyway, that makes it all the more suitable.
And I would do without the gallery.

What I also wanted to add is that I like the suggestion from . This way you gain some extra space in the living/dining room.

at least it’s a very ambitious calculation. But if some capital is kept in reserve, it’s doable. The OP really doesn’t have very high demands.



why would I need more space there? For a sofa? A large 2m desk fits comfortably. I personally don’t see any limitation there. Of course, if you want to receive guests in there, it has to be bigger. Sure.

Child 2 conflicts with the captain’s gable.

We will still give some more thought to the utility room. Thank you for your drawing. I never said that hints about the planned amount don’t interest me, but this was about the floor plan now. I am of the opinion that calculations cannot be discussed over the internet without knowing the exact facts. Our builder is putting the house there for the price, colloquially speaking. That’s why we signed. And we still have quite a buffer. We have many experts in the family and know what a house like this realistically costs here. I don’t want to offend anyone here, but none of you knows our case in detail. How can one then claim that we will fall flat on our face?

Because this house will turn into a junk room.
There will be no space in the utility/technical room for all the wardrobe, supplies, trash, cleaning agents, Christmas decorations...etc. (see list from someone here in the forum, maybe it was ?)




If you design the windows differently, not necessarily.



There are enough people here who could read your construction performance description with expertise. And why not on the Internet? There are professionals here, people with experience, and people who don’t just sugarcoat things like "We can easily do this at that price."
But it’s okay if you don’t want that.
