Hello everyone!
We would be very happy to receive feedback on our current status in the floor plan and site planning.
We are a family of four with 2 children aged 4 and 7. We are building in a rural area.
Additionally: a sliding door will be installed between the kitchen and the living area.

Development plan/restrictions
Size of the plot: 672m2
Slope: no
Building window, building line and boundary: there is no building window.
Edge development maximum 9m
Number of parking spaces: 2
Number of floors maximum 2
Roof pitch minimum 18 degrees

-Planner from a construction company

What do you particularly like? Why? Flexibility in the living area (with the sliding door), equally sized children’s rooms, large hallway upstairs for a reading corner
What do you dislike? Why? Possibly too small children’s rooms? Too small utility room?
Price estimate according to architect/planner: 202,000
Personal price limit for the house, incl. equipment: 230,000
Preferred heating technology: underfloor heating

If you have to give up on which details/extensions
-Can you do without: bay window
-Cannot do without: front gable

Why is the design the way it is now? For example:
Standard design from the planner? Standard as a basis, but somewhat modified.

What makes it particularly good or bad in your eyes? Despite relatively little space, everyone finds their place and everything has been considered.

So I think it's really old-fashioned, but not bad because of that. At first glance, I like it. On the second, there are still a few checkmarks:

- The bathroom is above the living area. How is the drainage planned?
- What exactly is happening in the corner of the children's room II by the captain's gable?
- Is a walk-in closet that important for the size of the house?
- The study is really small – it will get cramped soon.
- If the upstairs hallway is intended as a play hallway, I think that’s great. But when the kids get older, they might be annoyed by the 13m². More space would be possible if you plan more consistently and do without the "gallery". But that’s just an option.

The corner in the children’s room used to be a dead corner in the hallway. We changed the wall so that we can build shelves or a cabinet enclosure ourselves in the children’s room there. A few toys and such will then be stored there.

The upstairs hallway is definitely meant to be used. We read a lot and want to use the area as a book and reading corner.

The floor plan is really a basic layout without much frills, that’s true. Nevertheless, it’s the most frequently built by the construction company.

The dressing room is also used as a ironing room.

Do you all get up early at the same time? You always have to go through the bedroom to get to the dressing room, and if someone wants to sleep in longer, that might be annoying. Maybe swap the bedroom and dressing room?

Do you think you will use the reading corner a lot if the kids are listening to music in their rooms and you have a large cozy living room? Serious question, not rhetorical. If that fits your lifestyle, then that’s great!

we only have just under 7 sqm for the “office” here as well. My wife says that’s perfectly enough for sewing and a bit of paperwork. You don’t need to install huge filing cabinets. We plan to put the storage space (as a DIY shelf) around the room door. That way, there’s still quite a bit of space left in the room (for us).

The tip with the shelf is great.

We both get up early at the same time in the morning. We are generally early risers.

Yes, if that’s enough. The 7 sqm is almost completely taken up by the PC and printer with us. Well, almost.

Furnish the living corner with TV. I think the terrace doors will have to move in front of the dining table.
