I warn against this! There is no alternative for storing things that need to be kept in the house and be quickly accessible (vacuum cleaner, mop, light bulbs, batteries, crates of drinks, possibly a freezer, etc.) That a small storage room might be created there, no question. Somewhere the decorations and suitcases have to be stored, but in principle, I consider it wrong to do without storage space on the ground floor.

A storage room can be somewhere else, but the technology just takes up unnecessary space. But I think if the original poster had money to convert the attic, they would just build bigger right away. Therefore, it is probably not an issue anyway.

Hello everyone,

thanks for your bathroom tip. I took it up right away and 90cm of space between the sink and the bathtub now sounds unproblematic.

& a few thoughts on your sketches:

    [*]The ground floor bathroom in the top right of the plan is a variant that I also like. There would still be space for a shower. However, that only seems like a nice-to-have to me.
    [*]I find a wardrobe area that works well and above all has daylight more important. I thought I had solved that quite well in my last draft.
    [*]I can’t really warm up to the kitchen on the left side of the plan and the living area on the right. The right side of the plan is the south/west direction, where we still get daylight / possibly a bit of sun in the evening. I want to have that in the living area.
    [*]In my latest draft (see attached) I separated the living area a bit more; I think this is cozier than everything in one big room and may also provide an acceptable sleeping place for an overnight guest.
    [*]Upstairs, I definitely see the children's room at the bottom left of the plan because of the best lighting conditions.
    [*]The office is at the bottom right of the plan, as I have a lot of daylight there in the mornings and depending on the season also in the afternoons, which I find much more pleasant than having an office facing north.
    [*]I see the bedroom at the top right of the plan because we get sun there in the morning.




Good transition. A few basic thoughts:

    [*]With the window arrangement, I primarily want to orient myself according to the needs from “inside to outside,” so the window arrangement fits the room’s function and how attractive the view is and where I want / do not want views from outside.
    [*]Secondarily, but not completely unimportant, is the view from the outside onto the house – overall it should also have a certain structure / harmony and not look totally wild.

My first draft is attached. I am looking forward to criticism, tips, and inspiration.

The pre-wall elements in the shower and WC can be removed. They are integrated into the wall. Then you have at least 20 cm more space for the shower.

Well, it's so-so. The floor plan is too open for me. The guest toilet is basically right next to the dining area and kitchen. Anyone who has to use it feels eavesdropped on and is afraid to open the door if it was a bigger business. Around the dining area, everything looks very tight and cramped. The chairs will probably always be a nuisance when you want to go to the living room. Open staircase in a small house – you have to be aware that you hear everything upstairs that happens downstairs. Otherwise, I find the office unnecessarily large, but it makes sense as a second children's room for resale.

Now you are being more papal than. You always have “contact” somewhere. Here there are walls. The door leads to the hallway, yes. But that is always the case. I find that completely fine. For me, there are walls and two corners serving as a barrier. Almost every townhouse manages well with that. It also doesn’t seem to me it will be a loud house with three people. You mean the left side of the plan is west. And exactly for that reason the terrace should be there. Depending on a terrace, the kitchen belongs there because of the short distances. The terrace serves as an extension of the living space in summer. That includes grilling, coffee and cake, attending to children. Honestly, I don’t know what you want “in the sun” in the living room for. In winter, you have the south sun inside or it’s dark because it’s after 5 pm. I don’t like the wall at all either, it ruins a nice 40 sqm open space. Basically, all the walls are too close now. If you want cohesion within the ground floor, then I would plan that right away. But don’t come now with additional unnecessary little walls here and there. Paper is patient. The dining area belongs to the brightest area. There should be, in my opinion, a big window where the dining table stands. About the windows: dining area is mentioned. You can do without a window above a bed if there are other possibilities. In the staircase area, I would plan something larger and reachable. Yours is not reachable. I would plan a strip window in the utility room or actually only an exterior door (for emergencies) with a window.
