Floor plan design of a single-family house with approximately 130 sqm living area

My first thought – absurd. My second thought: interesting approach, worth considering. Here is the result:

    [*]Technology: only accessible from the outside with house connection, inverter, battery storage and indoor heat pump unit
    [*]Bikeport: now significantly smaller (8 instead of 16 sqm) but still enough space for 4-6 bikes
    [*]Bathroom: without shower but with space for the washing machine and optionally a dryer
    [*]Kitchen: now we have space for a kitchen island and the storage room under the stairs becomes a pantry
    [*]Dining: enough space and plenty of light
    [*]Living room: a bit more space & coziness, since the door is now on the other side

At first glance, I quite like it.

Without going into specifics quickly: you should get rid of this staircase. The shape is okay, but the dimensions are outrageous. 2.30m width by 2.20m depth is about the minimum area needed to overcome a normal story height of around 3m.

My suggestion for the stairs 16 ST a 18.2/min. 26.5 better 27. That only hurts on paper once. Later, when climbing stairs daily if you do not change it.

Hello everyone,

I have received the new drawings from our architect. As you can see, I have taken many comments from the forum into account and I think this design works much better for a 3-person household than the original design. Thanks again for your comments.

A few thoughts on the current drafts:

    [*]Attic: Expanding it as living space turned out to be too expensive (approx. 40,000 extra). The idea now is to increase the roof pitch by 5 degrees to 35 degrees and install two to three windows in the attic, using the space as a hobby room or additional sleeping area. This room will be accessed via a ladder from the room Arbeiten01. Not ideal, but a compromise we could live with.
    [*]Arbeiten01 with its 5 sqm (2.10 by 2.40) is really a small room - I am skeptical whether working there for 20-30 hours per week will really be enjoyable - does anyone have experience with a small home office?
    [*]The bathroom doors open outwards because that is an (optional) QNG requirement; whether we will actually implement it that way, I don’t know yet—it seems odd at first glance.

I look forward to further criticism and suggestions.

Mmh, I can't really get excited about it. To get into the living area, you always have to go through the kitchen. You also always run through there with the laundry. It's a real bottleneck.

I hadn't even realized that you now need 2 offices?

If the roof is not expanded and insulated, not much will happen up there. In summer it is too hot, in winter too cold, and no one willingly climbs the ladder up and down.

The roof is completely insulated.

We had indeed considered leaving out the second office. But it didn’t convince us, since it definitely happens 1-2 days a week that two people work from the home office. However, we didn’t want to work in the same room and a workspace in the living room or similar is not convincing either. A second office also has the advantage that even when guests are in the house, you still have an office.

To be honest, I don’t see it as that critical. Here’s a visualization: Yellow and green can pass each other. There is 1.20 m of space between the kitchen island and the entrance wall. The path to the utility/technical room has a width of 0.95 m. True, that would theoretically be a bottleneck. But I don’t see the use case that often 2 people meet there.
