Once again to illustrate the square meters . . This is not supposed to be this house now. You can imagine the bay window away, upstairs you can allocate 5 sqm for an office, downstairs you can create more storage space. But you immediately see how the sizes shift when planning with sloping roofs and appreciating their living value in smaller houses.

Are there free parking spaces on the street? Every visitor with a vehicle has to look for a spot on the street because the [„Notstellplatz vor dem Carport“] does not exist. Therefore, many municipalities usually require a 5 m distance of the carport from the property boundary. General question: Will one parking space be enough for you in the future?

Thank you very much for your feedback so far. I found every comment valuable. I will go into some points in more detail and then present a floor plan optimization.



I have to agree with you here, the galleries were an obvious solution for me to better utilize the room height, but they are not really good solutions as [USER=12491
    @ypg[/USER] has pointed out. Thanks for that.


    The roof insulation is already included as standard with our provider.


    Actually, a wall height of at least 6m and a maximum of 7.5m is required for us. That is why a 1.5-story house is not an option. The neighboring house is older than the development plan and probably therefore enjoys non-conforming use protection.


    The further development of the design is going exactly in that direction.

    Attached are the sketches and here are the changes in bullet points:

    Adjustments upper floor:

      [*]Continuous ceiling with clear room height of 2.5m
      [*]Omission of the study 01 including the window
      [*]Installation of a quarter-turn staircase (details see sketch)
      [*]Children’s room enlarged by 4 sqm
      [*]Office redesigned (same size)

    Adjustments attic floor:

      [*]Increase of the wall height by 50cm to 6.71m

      [*]was previously planned above the bathroom as well, but now more easily accessible

And what about the ground floor?

The stairs to the attic don’t work like that; you hit your head on the slant when going up.
There’s a reason why you plan with the roof and not against the roof.
The corridor recess in front of the bathroom is still there,…
You waste expensive square meter resources with an additional stair flight as well as such corridor constructions.

Attached are the latest drafts:


    [*]I have removed the hallway closet
    [*]The stairs now go in the other direction - a small but crucial detail. Thank you.
    [*]In my opinion, I can only get rid of the stairwell if I run the half-turned staircase into the attic. If I have calculated correctly, that would mean an knee wall elevation of 110 cm. With the quarter-turned staircase, the attic already works reasonably well with a 50 cm elevation. For financial reasons, this would probably be my preference.
    [*]On the ground floor, I have changed the 3 floor-to-ceiling windows (each 1.60 m wide) into one floor-to-ceiling window 2.50 m wide. From my point of view, this makes the room feel much calmer and we gain usable space.
    [*]The kitchen L-shape is now on the other side, so I have a direct view of the garden from the workspace / If the kitchen is really too small, it could still be expanded into a U shape.
