Floor plan design of a city villa with double garage approx. 150m²

We are on the home stretch shortly before the building permit. This is what our plans look like.

In the living-dining area, we considered whether the left terrace doors should be enlarged to 3 elements and the right one correspondingly reduced to 2.

I think it would be more practical to have a wider front in the dining area instead of having the floor-to-ceiling element in front of a sofa.

Furthermore, we have some concerns about how to properly place furniture on the upper floor with two floor-to-ceiling windows. Are there possibly alternatives?

I find the draft quite practical. As always, tastes are as different as the people who live in it. Assuming no major changes are intended, I have noticed the following things. - possibly swap living room and kitchen. Use the larger area for couch, TV, etc. and the smaller area for the kitchen. - The hallway section on the ground floor could enlarge the open space by moving the door, which would give the dining table more room. - then swap back the terrace windows and relocate the fireplace, possibly leading it through the dressing room or alternatively the storage room upstairs. - the garage is very close to the entrance. Either you integrate an entrance canopy starting from the garage, or shorten the garage a little bit. - I personally find the windows upstairs too asymmetrical (although you will immediately read opinions against "pseudo-symmetry" in the forum ;)) Which roof overhang did you choose? 75cm, I personally find good? Here too, only your personal taste counts.

I don't like the ground floor or I believe that the still missing -real- furniture dimensions could show you that it is much too tight in some places in the sofa area and especially the dining table. I would set the mentioned windows only afterwards. But you have already received many suggestions before. Please draw in the dimensions. Should the kitchen really be built like that, such a long "L"? For me, the ground floor consists only of the kitchen. 41 sqm for the open-plan room is not really much, but that has already been written, also that the square shape is rather unsuitable. The kitchen planner naturally likes to use a lot of space, but in my opinion the proportions in the room should also fit, and currently I see a kitchen with a bit of dining and living. I would omit the access to the utility room, as the main entrance is next door and that again takes up some necessary space in the utility room. In the upper floor bathroom, I am not sure whether the T is really a sensible solution; the toilet in a "box" in front of a half wall... The guest area consumes the space on the ground floor that you lack in terms of area, and upstairs the two children's rooms are too large and could give up space for other purposes. As mentioned... a rectangle could probably solve this.

Received an alternative draft today for the layout of the living-dining area.
Now there is a larger living area than before, but the arrangement with the fireplace and the slanted wall unit is absolutely not our style.


The kitchen will definitely not be that big. That was just drawn that way by the architect.

The toilet will be rotated 90 degrees.

I think this is not going to work. I don’t quite understand why an architect/draftsman would enter something that isn’t true. The dimensions of the furniture that will be inside later are crucial for a floor plan. The thing with the fireplace/entertainment center is nonsense. I wouldn’t let myself be sold that as an "alternative design" either. He just mirrored it once, click and that’s it, the furniture etc. doesn’t match anyway, it doesn’t deserve the term "alternative design". Is it so strange to you to go for a rectangle instead? 41 sqm open space is not generous, it’s the same size as the terrace!? Various tips have already been given to you by users.....this now is no better than before.
