According to the site plan, the orientation of the main side (living area) on the ground floor is west-north-west. Do you want it that way? I would have planned the kitchen/dining/living areas on the property more towards south-south-west (so the kitchen where the guest room and WC are now). Guest room/WC/utility room towards the north. Would require a different staircase - possibly a landing staircase ...

As a thought experiment with a platform staircase - but it would be a staircase into the living space.

I'll be direct, the square city villas have the worst floor plans if you want to furnish the ground floor.

This is your house inside, 9x9m (5cm missing on the right and bottom side of the plan). How do you want to place a kitchen, a table 100x180, and a couch and such here? It's almost impossible. We constantly see these floor plans in the forum and you can’t really do anything proper with the kitchen.

The kitchen in the plan is not big, 3 x tall units, corner, dishwasher, sink, corner, 100cm, 100cm base unit with cooktop. You have very little storage space, little countertop area.

For a table, you need at least 90cm, preferably 100cm of space around the table edge.

Please plan the kitchen before you start any construction.

The kitchen is also just a standard from the architect and will not be implemented by us that way.
The door from the utility room to the outside is also absolutely unnecessary for us. We have also considered the option via the access under the stairs.
Thanks for the suggestions regarding the bathroom!



Swapping kitchen and living room would really be worth considering...

The corner terrace is nonsense because it is only about 2.5 m deep. You can’t sit comfortably either in the south or in the west. What is this protrusion to the south by the entrance for? A fifth parking space? It feels like you’re paving half of the property with this monster driveway. Garage and driveway take up a lot of the budget. I would consider making the house rectangular instead of square and aligning the long side to the south, since that’s where the living rooms and the terrace are. Then you get sun on the terrace from all three sides (east-south-west). Better to place the office in the northwest corner.

I think the utility room could possibly give up some space depending on its intended use; three doors there are unnecessary, more expensive, and take up space. The multipurpose room seems a bit tight when viewed overall. You MUST absolutely draw it in with real furniture dimensions; this is indispensable. The bathroom looks like it was tossed together haphazardly, with a narrow passage and then splendidly unnecessary space in front of the toilet. I would also reconsider the location of the rooms, and a rectangular floor plan might bring you more pleasure. I often read about the "standard" of the architect, which I don't quite understand. A freelance architect should rather focus on their freedom in planning than on any supposed standards. Otherwise, I could just go to the "antschen" draftsman or simply take one of the many floor plans online. He must create an ---individual--- design based on your needs and wishes; I wouldn't want to hear the word "standard" from him in this context. So far, his standard is such that you don't like the floor plan. This can be done significantly better and more individually, as you can read here.
