Floor plan design for a single-family house for 4 people on a 390 sqm plot

Hello everyone,

after a longer break, the floor plan was optimized again (also in coordination with the BU), with the following changes:

    [*]Larger kitchen / living / dining area, with the office on the ground floor removed
    [*]Quarter-turn staircase instead of a straight staircase
    [*]Due to the window situation, the kitchen had to be placed next to the garage, thus the side entrance door was removed
    [*]Separate pantry removed, instead the kitchen is larger with more storage space
    [*]Hallway on the upper floor was reduced in size
    [*]Additional office of almost 10 sqm on the upper floor (could serve as a 3rd children's room in case there are actually 3)
    [*]The 2 children's rooms are therefore slightly smaller at about 14.5 sqm each but now both on the south side with floor-to-ceiling windows
    [*]Bedroom on the upper floor is now on the north side
    [*]Additional chimney flue + wood stove planned
    [*]Window seat in the living room with 2.5 m width (wish of my partner)
    [*]Floor-level lift-slide door in the dining area with 3 m width
    [*]Exterior dimensions are now 10.3 x 10.3 m (planned is a 42.5 cm brick to achieve KFW 55)

What is your opinion on this?

I don't see any dimensions/ sqm specifications, but there is a "felt" 9 sqm living room :cool:

I notice the poorly placed chimney - the dressing room therefore has a fundamental stumbling block in it. Drunk or half-asleep, you get stuck there. The entire route to the bathroom from the bedroom is interrupted by it. I would put the flue or the chimney on the exterior wall between the dining area and the sofa. I also question the centrally placed sofa; for that, there are short-sighted glasses ;)

For aerated concrete, 36.5 cm should be enough – but keep in mind the 11ant Steinemantra, of course ;-)

P.S.: Avoid the square floor plan, it does not suit a house of this size!
