On one hand honest, on the other hand I don’t know if I would entrust a mason who obviously has so little love for his craft with this construction. Our house is made of solid bricks, and even though there were some complaints during the shell construction - e.g. the constantly empty beer crates on the construction site - covering the walls was never an issue.

I will at least clarify again with him whether the house can grow by 6cm in every direction for the 10k surcharge from the 36cm to the 42.5cm brick. On both floors, that’s about 5sqm of lost space. Masonry work is probably well done based on experience. Here, it’s also not the only general contractor who wouldn’t use the solid brick.

I would design the seating window so that in summer I would sit exactly between inside and outside. So think about the opening mechanism. Maybe something like a sliding mechanism upwards like in England…

A stove needs much more space than its footprint. In a small house it easily takes 20-30% of the living area. If that is the priority: fine.

A stove would be interesting for me because we will use district heating as the primary heating source and the price development over the next years is unclear to me. With such a stove you can simply add heating in winter and we get wood for free since we have our own forest.

I would solve it like this. Then you wouldn’t have the seating window "hidden" behind the backrest of the sofa but could create a cozy gathering if more people are around. The chimney shaft could be placed above between the two children's room doors. That way you have a view of the fireplace, TV, and garden from the sofa. The kitchen wall is shortened, the living room wall straightened. The last 1.5 steps of the staircase are in the ceiling anyway and can therefore be built over. Coat rack goes under the stairs? Also a good idea. Basically, I don’t think a separated living area is bad. I just have concerns that the dining area and kitchen lose too much light because of it. Due to the boundary construction and the adjoining garage, there are not more windows than in the sketch. Distance from the 3m sliding door to the next window in the kitchen is almost 8m, so the light from the seating window might still be beneficial.

That may be true, but if even the regular covering of the fresh masonry is being questioned, then that would definitely make me think. You don't even have to be good at masonry for that.

I know that situation, we primarily heat with a stove and live right next to our own forest (see picture). Have you planned the space for a storage stove? If the stove should heat pleasantly and evenly, it needs a lot of storage mass. However, these are quite costly to purchase. It is important how you link the systems so that they work together.
