Floor plan design for a single-family house for 4 people on a 390 sqm plot

I only have concerns that the dining area and kitchen will lose too much light because of this. Due to the boundary development and the adjoining garage, there are no more windows than shown in the sketch.

Yes, unfortunately. With the double garage, you get the character of a dark terraced house and a rather "manageable" garden. So if it were my plot and house, I would park my two cars on the area marked as yard and set up a garden shed somewhere. Then you would have the entire southeast side free and a great bright house with a garden on the side that's at least 6.5 meters wide! The only downside: the cars will get wet, but they handle that well ;) . For ice, there is a parking heater, which is cheaper than the double garage. Just a thought :p

If other GCs in the area have the same attitude towards the stones, they might subcontract the same shell builder (?)

At least the 2 requested are independent of each other. The other one said that the filled ones are unfavorable in processing (e.g. chipping grooves)

It is a requirement that two covered parking spaces and the courtyard provide another 2 parking spaces. One current consideration is to replace the garage adjacent to the house with a carport and then build a single garage measuring 3×9m at the boundary. This would make windows possible facing the carport.

If that is the case, I think the idea of the single garage and the carport in between is good! It's crazy what they all prescribe.... :eek: By the way, you don't have to park under the carport, but could perhaps design the area with nice potted plants, like a covered terrace right in front of the kitchen.
