At least he is honest and says that he cannot guarantee that it will really be covered consistently. The surcharge from 36 to 42.5 unfilled is still almost €10k, which seems very much to me. Without the 42.5, the KFW 55 won't work.

I will mention the note about the unequal side length to the BU, maybe he will also see that as feasible.

I can already come to terms with the seating window. My wish for the house was a central ventilation system and my partner’s was a seating window. Maybe the sofa can still be turned somehow so that it works better with the seating window.

I’m also not 100% satisfied with the fireplace position myself,

You can also leave it out. A) a fireplace is not directly on the chimney B) at a distance of one meter many things can scorch (experienced it myself) I would work on a solution in your place, instead of just explaining something. That doesn’t make it any better.

I think it’s good that you have your detailed preferences. If the window seat is consistently implemented and comfortable, you don’t need a corner sofa – and the "space problem" is solved.

I believe that a family does not necessarily want to watch TV in this seating bay window every day. But be that as it may: such wishes can also be realized, for example, on the upper floor, where a quiet area outside the activity room is created, with a view rather towards the horizon, for example in the bedroom or bathroom. Or office. Since we're on the topic of the bathroom, I would check the dimensions in your place: a tub of 180 x 80 including platforms or storage space should take up more space than the tub you inserted.

I repeat, without dimensions/sqm with furniture and the appropriate door hinge, there is really nothing to evaluate!
