Hello everyone,
so we have imagined the living room as shown below. I have tested my digital skills and slightly adjusted the floor plan regarding the fireplace and the living room. The TV is not supposed to be on the fireplace wall but on the office wall. The reason is that several devices would have to go there and it would be difficult to accommodate them. For example, subwoofer, sound receiver, TV receiver, consoles. For this reason, the office wall should be extended a bit and provided with a wall unit.
The windows on the left in the living room should be narrow, fixed-glass elements that serve as a light source and are placed higher. The rear window towards the terrace should also be fixed glass and the size should match the fixed element in the upper floor hallway (when you come up the stairs).

That’s true of course, but you always have to make some compromises. My wife wanted the two bathrooms next to each other and above the utility room because of the laundry chutes.
We had previously tried to plan the niche as a dressing room, but it was too small for that. That’s why the storage room remained, which I don’t find so bad in my “youthful” recklessness.
I will take that into account again and discuss it with the fireplace maker or the site manager.
My wife definitely wants a wood fireplace; with gas, at least for now, I don’t need to come around the corner :D
My wife says the space is enough for her. The room will also be used exclusively as a utility room, as I want to accommodate the building technology in the equipment room, in the garage. (Here I also find it very good that the way from the heat pump (I hope that’s the correct device) to the kitchen, bathrooms and utility room is ultimately not so long.)
I have a hard time with the topic of stairs; it was a big wish of mine and a romantic idea that I still find very nice and the idea (I’m exaggerating here) of not going into the cold hallway and past the front door to the upper floor, I found very beautiful. I definitely understand the children and the annoyance argument.

Storage space can and should also be available on the upper floor, but not just a leftover niche in the south, but planned.

To save space I would install a gas fireplace. Most people care more about the look than the heat.
With gas, the stove is on at the push of a button; it doesn’t give off much heat, and you can build it as slim as shown in the plan.

50% of the utility room is traffic area. You can afford that, but then the space is missing.

I definitely wouldn’t do the stairs like that; I see absolutely no added value in it.
