Floor plan design for a 175m² single-family house with 3 children

Hello everyone,
so we have imagined the living room as shown below. I have tested my digital skills and slightly adjusted the floor plan regarding the fireplace and the living room. The TV is not supposed to be on the fireplace wall but on the office wall. The reason is that several devices would have to go there and it would be difficult to accommodate them. For example, subwoofer, sound receiver, TV receiver, consoles. For this reason, the office wall should be extended a bit and provided with a wall unit.
The windows on the left in the living room should be narrow, fixed-glass elements that serve as a light source and are placed higher. The rear window towards the terrace should also be fixed glass and the size should match the fixed element in the upper floor hallway (when you come up the stairs).

That’s true of course, but you always have to make some compromises. My wife wanted the two bathrooms next to each other and above the utility room because of the laundry chutes.
We had previously tried to plan the niche as a dressing room, but it was too small for that. That’s why the storage room remained, which I don’t find so bad in my “youthful” recklessness.

I will take that into account again and discuss it with the fireplace maker or the site manager.

My wife definitely wants a wood fireplace; with gas, at least for now, I don’t need to come around the corner :D

My wife says the space is enough for her. The room will also be used exclusively as a utility room, as I want to accommodate the building technology in the equipment room, in the garage. (Here I also find it very good that the way from the heat pump (I hope that’s the correct device) to the kitchen, bathrooms and utility room is ultimately not so long.)

I have a hard time with the topic of stairs; it was a big wish of mine and a romantic idea that I still find very nice and the idea (I’m exaggerating here) of not going into the cold hallway and past the front door to the upper floor, I found very beautiful. I definitely understand the children and the annoyance argument.

but if you watch a lot of TV, this arrangement of the couch with the TV on the office wall is not optimal. Because then 2 people can look straight at the TV, while the other 3 later walk in circles because they get a stiff neck ;)

So actually, I quite like your floor plan.
I would have had ypg's remarks in the first post as well.

The stairs would be the biggest nightmare for me, but it has to please you.
However, we understand the argument about "seeing the front door" and going through the cold. That's why we're building a vestibule in the old-fashioned way.

What I'm still curious about is how this project is supposed to be implemented under 400k. We are building more modestly and are well above that.

But not that many ;) Thermal envelope! The technology must be inside the thermal envelope. Yes, as already said: great (Pinterest) piece, but in everyday life with kids a no-go for me. Consider that Pinterest often only shows decorated rooms, not real existing rooms. Modern furniture stores and Schöner Wohnen arrange a room and photograph it in wide shots and details in such a way that they are linked in almost every topic and create desire for living (and buying). Much of it has nothing to do with real everyday rooms, but only with everyday dreams.

Feel free to tell that to my wife. That’s exactly the argument I made, but unfortunately, it didn’t catch on. :D
I didn’t want the TV on the fireplace wall because the indirect light can be disturbing when watching movies. Above all, I’m a bit of a movie junkie and want to enjoy it fully. That’s why I was able to persuade my wife to have the media wall on the office wall to fit everything in. The distance really bothers me, but unfortunately, that’s one of the points I accept if we can at least get it done this way. Well, I’m also planning mid-term to get a 75" TV, so the distance could then work well to enjoy 4K movies.


I have already mentioned our site manager a few times. Well, I come from a family of craftsmen, so on the one hand, we can draw on a lot of experience, but on the other hand, we can also implement many things well. My brother is a master mason and sometimes also builds turnkey projects; the other brother is a master carpenter, and we also have other trades in the circle that we can serve well.
What this fun will actually cost us, we will calculate in more detail in the near future, but we were roughly and optimistically told that we might make it with our budget. Where we will have to make compromises in the end will show. :D

As you wish. The couch shown is, in my opinion, not designed for movie addicts! You can easily double the width of the fireplace in the plan to be able to plan realistically.
