Floor plan design for a 175m² single-family house with 3 children

The floor plan is currently still in progress. Regarding the kitchen, the island is definitely meant to be a bit larger. I hope I was able to address some of the remarks; as you can see, we too still have some ideas that are being implemented or still need to be implemented. I have already taken many of your points into the discussion with my wife. Thanks a lot for that already. :)


We are still in the process of selecting the elements. We are also flexible about having two elements, with one of them being the sliding door. The idea is that the window in the living room will be fixed glass and the dining area will have the window front, and parts of it will definitely have sliding elements.

We consciously agreed on the protrusion of the office here to give the living room a bit more privacy when someone enters the living/dining area. Otherwise, you would come in and immediately look to the left at the sofa, and with the protrusion there is a small visual barrier.

The partition wall with the fireplace is still to be extended but remain open towards the outer wall, as the living room itself is somewhat smaller and this would make the room a bit more open. However, the entire wall should shift a bit towards the outer wall so that the fireplace is at the lower end.

My wife envisions a large glass door here, with part fixed and the door opening to the left. Similar to the door here:



Maybe I expressed myself poorly. We gave him our ideas, he started implementing them, and we are currently exchanging over small details that we want to improve in certain places.

This issue is definitely on our list and is still in progress. :D
I would like to place the bed with the headboard towards the hallway but unfortunately it no longer fits in length and you can barely/not walk past the bed at the front. :(

We got the tip for a storage room from our site manager. He said that some storage space upstairs can never hurt and this spot offered itself.

Definitely think about where the TV and couch will go. And draw in your actual furniture, not placeholders that don’t fit here at all. Your thinking is counterproductive in that those sitting there would not see who is coming from behind. That causes discomfort. You don’t sit with your back to the door. Whoever comes down the stairs has a half-side wall stub in front of them, then the corner, then the sofa side. That can be done if there are still 2 meters in between, but not in a tight space. That is not nice. But that has little to do with your planning. You have no sightline to a distant piece of furniture, but right there is the fireplace. In this draft, because of the fireplace, you have no spaciousness. However, I find the door great :) (Storage) space can and should also be had on the upper floor, but not just a leftover niche on the south side, but planned. I think there is much more possible overall. For the family, not much remains on the south side, right? ... only where it is not needed. And one child benefits from it...

I think the floor plan is quite successful. But try drawing the couch realistically for 5 people. The fireplace always turns out much thicker than the architects draw it. With plaster, etc., you actually have to calculate at least 1m width here. As the architect has drawn it here, only one log fits inside. So you need much more space to not sit directly by the fireplace and burn up ;-) To save space, I would install a gas fireplace. Most people care more about the look than the warmth anyway. With gas, the stove turns on at the push of a button, it doesn't give off much heat, and you can build it as narrow as shown in the plan.

I would hang the TV above the gas fireplace and place the couch facing the room.

I would definitely not build the staircase like that, I see absolutely no added value in it. It has already been said. 50% of the utility room is circulation area. You can afford that, but then the space is missing ...
