Yes, everything is included.

K stands for Kind (child), Schlafzimmer is bedroom, Hauswirtschaftsraum is for technical stuff etc... but it should explain itself somehow, especially since it is also a common bungalow floor plan and the positions of the rooms are not exotic either

Still no U. I want to tell you again that this is a quick sketch made by hand with a loose wrist. If a line is doubled or something, it has no meaning. It's just a directional indication.


You have to decide that yourself.
The plot is buildable, after all.
Besides, other factors play a role, namely location, location, location. Even a neighbor or the street in front can make a plot less or more valuable to someone.
Better invest the saved money in a simple floor plan.

The plot is not the problem, but rather: that a lack of spatial imagination exists in both you AND your planner – linked with OR that would be only half as bad. The "logical consequence" is that you place the ensemble incorrectly: namely the house along the side boundary and the garage where the plot becomes wider. And then you position the entrance at the corner nearest the driveway (which unfortunately is the furthest from the center). It would be better if the garage were closer to the street (approximately where the utility room is now) and the house placed crosswise (approximately from the children’s rooms to the garage). Then you detach yourself from the requirement "bungalow AND hipped roof" and make it either "bungalow OR hipped roof" or "bungalow AND MAYBE ALSO hipped roof." After that, bring the house entrance and the hallway center closer together.

The planner had already said that we should let go of the bungalow. But that is actually not what we want. In every plan so far, the house was placed on the left side of the plot.

I could give up the hipped roof, but according to the development plan we can only choose between a hipped roof or a gable roof. What I could also give up is keeping the study on the ground floor. Since our children are still small, they could share a room at first and I would temporarily use one of the children's rooms as a study. Later, the attic could be converted and the study placed there. That would still be a compromise.

Today I made an appointment with another plot seller. The new plot offers several advantages. - quieter location - developer and plot are not from the same source (real estate transfer tax) - the rear area of the plot faces south

Unfortunately, it costs a bit more, but instead of 819 m² I would also be satisfied with 700 m².

I hadn’t said that at all until now. The house provider and the land seller are two different companies, but an important person is involved in both companies. (Once managing director at the construction company and shareholder at the land seller) He is the "man with the flower".

you had made a suggestion with an L bungalow. I took your idea and modified it a bit.

Could you give me your opinion on it? BATH+utility room faces the street.

It is just a sketch for now.
