I am not in favor of corridors that turn corners multiple times just to make them unnecessarily long and connect rooms that otherwise would not be accessible due to planning errors with the rest. Personally, I would also not place a storage or utility room a) in the furthest corner of the house, as it is not practical due to long distances, and b) not on the prime side of the house, namely the southwest side, as this space should rather be allocated to living areas. Furthermore, I would avoid offering children the north side, as this direction is not exactly very cheerful.

Shouldn't there also be room for an office? I also think that the entrance is quite far back ... and a general request ... please don't set the property in a different orientation than the floor plan each time.

I have further pursued the approach from the floor plan adjustments.


    [*]Technical room is within the shell but only accessible from the storage room
    [*]Washing machine/dryer column in the children’s/guest bathroom
    [*]Storage space in the hallway for vacuum cleaner/mop
    [*]Lots of storage space for jackets, etc., in the entrance area
    [*]Roof extended over the entrance area
    [*]Small terrace at the bedroom fully covered, the larger one by the kitchen has a one-meter roof overhang.

Placed on the property approximately like this, orientation more toward the northern 3 m setback line, although here it’s about 3.5 m, with the storage room on the boundary and no alignment to the 3 m line toward the street. Or is there some obligation here?

I had already suspected that the storage and utility room was not optimally positioned.



The house must have a distance of 3 meters from the property boundary. Also, garages must have 5 meters distance from the street. I did not find anything regarding carports in the development plan. If the storage room and carport are integrated into the house, is it then possible to place them on the property boundary?

That is known and also normal and common. They are not. It is only "attached".
