Floor plan 9x11.30m, 4 people, 2 offices

I don’t know if the direct link to Bien-Zenker is allowed. Basically, the standard floor plan without frills looks like the "Evolution 162 V4" (Google leads directly to the floor plan) just without the bay window.

No, such direct links are prohibited here. I’m not quite sure how the width should be read, i.e. whether the bay window would be on top.

The planning is based on the Evolution 162. The max. 9m width here means that many of the larger floor plans with more rooms no longer work so well or become "narrow" somewhere. The original floor plan is 9.42m here.

The planning with the straight single-flight staircase is based on that. What would be the basis of the design shown in the site plan – it probably wouldn’t have the bathroom in an unfavorable location in the original (?). Without having the time or desire to search the manufacturer’s program for such candidates now, just as a general tip for all catalogue model modifiers: an extended smaller basic model is a more suitable basis than to copy an almost or supposedly "fitting" model at one (or even several) points.

I like the idea of the buffer rooms :) But I would definitely not plan any beds directly next to the bathrooms. They are quite noisy when in use. The child, who borders both bathrooms, could be at a disadvantage...

That was freely drawn by us. The problem with landing staircases or similar is simply that they divide the floor plan vertically on one side. If the parents’ wing is on top, it will be interrupted. If the staircase is below, the kitchen can’t find a place there. With the straight staircase this works, but then you have narrow rooms at that spot because you lack the 2m for staircase+hallway.

The posted design actually meets all our requirements upstairs; downstairs basically too, if we drop the bedroom. The storage room or otherwise additional space in the office still seems somewhat unfortunate...

If the kitchen were planned on the upper (north-west) side - how critical do you see that? Will it be too dark afterwards?
