The idea of finishing the room on demand is interesting on the one hand, but more expensive on the other. Water and sewage connections still have to be installed, including underfloor heating. However, in the bathroom, a lower temperature is usually chosen than for example in the living room.

We are tied to a prefab house provider who markets the property exclusively. We also have an offer for a house of the same size etc. – with a basement. So that fits the budget.

Looking forward to your ideas :)



We still need to find out what different knee wall heights cost. Currently we have 1.60 m in the plan, possibly we can increase that. Then there is also the possibility to put more cabinets here. But sure, the dressing room here is just a passage room with many walkways and doors.

So that means real estate transfer tax on the plot AND the house?

Please make sure the price lock-in period is appropriate. We don’t want the BU to take its time with the planning and then demand an increase of x%. A 10-15% increase at that price can be a dealbreaker.

You still owe me answers on a few points... :-)

More expensive, not expensive - exactly. Installing the connections there is not that expensive. And underfloor heating doesn’t matter where it is located: 9 x 11 remains 9 x 11. That has nothing to do with the floor plan or the children's bathroom issue. Apparently, the OP wants a children's bathroom. I personally don’t like children’s bathrooms either, but this is about the OP’s plan, and the children’s bathroom doesn’t hurt: it doesn’t take away necessary space from any room and apparently the OP can afford it. However, I would point out that here you are planning 3 showers for currently 2 people plus guests. That can be worked on – especially since the guest room will never really be a bedroom anyway. So, now I wanted to show the improvements, but I have to realize and also say that the plan doesn’t work at all, because the basement stairs are blocked by the AB access. Exactly for this reason, I wonder – also because the prefabricated house manufacturer, to my knowledge, is not responsible for basement construction – whether the price concerning a basement, finished and apparently developed as a living basement, is actually safe. From experience, nothing is safe, certain, or available if you don’t mention it here. Usually, OPs manage to get through here without a clue regarding the budget.
