Definitely plan more space for the staircase!

Thank you for the many replies. Yes, the hallway downstairs is also too narrow for us, but so far I haven't found a way to widen it, as otherwise we would have to take space from the study again. Yes, the staircase could be too tight, we will ultimately have to see what the architect says.

And good point about the 3.3m in the bedroom, that is really too tight.

Swapping the bathroom and the bedroom would not be nice for us in terms of orientation. As it is currently, the bathroom would be in the east. I find it quite nice to have sun in the bathroom in the morning, as we currently do in our apartment.

The first rough draft (variant 605) still pleases me the most.

Basically, it should be clear that a bay window costs money. In the latest drafts, you have a dining area in the kitchen and one directly next to it, connected with the living room. So the kitchen could be made smaller without this unnecessary dining area. Also, you won’t do yourself any favors if you always have to walk around a table to get to plates or spices.
That you designed the kitchen as a passageway from the entrance to the living room, but have a hallway exactly parallel to it, is also wasted space.
What kind of rooms are these on the ground floor; I recognize a study, and the other is probably the utility room.
In the bathroom downstairs (in the latest draft) leave out this kink; the gap is too small for a wardrobe, so it’s unusable.
If you have two children, I can tell you from experience that two bathrooms upstairs, if at all possible, are better than one very large one with an oversized bathtub.
Oh yes, the children’s rooms should be roughly the same size to avoid years of discussions.
In the upstairs, the roof pitch (2 m line) should not be forgotten. That limits the furniture placement options, etc.
You should definitely have an architect review the planning. :)

We have the additional door in the kitchen so that you don’t have to run through the living room with your groceries. Or did I misunderstand you?

For the coat rack, we assumed a width of at least 1 meter. I would say that’s enough to hang a few jackets. How wide did you plan your coat rack to be?


Well, in the original floor plan we found from a provider, two bathrooms were also planned upstairs. Personally, though, I think children don’t need their own bathroom. On the one hand, it has to be cleaned too :confused:, and on the other hand, the children eventually move out and then I wouldn’t have any use for that bathroom anymore.


Exactly, that’s also our plan. We just want to incorporate our wishes beforehand so that during the meeting with the architect we can start from the same basis.

Ok, I like kitchen islands, they look good, but they shouldn’t restrict you in the kitchen, like always having to walk all around to get a fork from somewhere. For these reasons, despite having a fairly large kitchen, I decided against the island. But if you cook and chop a lot, maybe even together, ok.

What I also wanted to ask....have you roughly calculated the costs for the house? With a bay window and kitchen island and all the fancy stuff, it won’t be cheap. A house also includes the access path, like paving work for example, and a fence.



The grocery thing is understandable, but that’s exactly why I like the first draft better. There you only have to go through the hallway to get to the kitchen. The living area, with kitchen and dining and living room, is on one side, and utility room and study on the other, a clear separation.



You should think again whether you’re building for now and the medium term, or if you’re planning and building for your retirement, or for what it could be like someday. Nothing lasts forever, and when the kids have moved out, it could well be that the house then feels too big. Then you move, otherwise, you have to clean various empty rooms ;) Incidentally, teenagers also like to have friends stay over overnight. If it doesn’t bother you that they all use your shower and so on, ok. :)

Now I have looked at the kitchen island again. It doesn't work as simply as I drew it after all. The paths would be too narrow for that; we have to come up with something better. For this house, we have an offer of about 230,000€. We have included the kitchen, etc., in the additional costs.
