Already a house offer? I had actually understood so far that you were just doing a few practice exercises for the floor plan design in preparation for a meeting with an architect. The thing with the offer etc. sounds different then.

Yes, that is correct. Maybe I should have explained it more precisely. We went to the builder with the floor plan, and he made us a fixed-price offer for it. The next step would be to go through this floor plan with the builder's architect and discuss the details. We first wanted to get a rough idea of the price (costs for the bay window, etc.) and see if the builder makes it to the shortlist for us.

Actually, it would be more sensible to hire an architect. An architect from the builder’s side will mainly see to it that he more or less copies your plans quickly and cost-effectively from the builder’s perspective. I wouldn’t expect much planning input there. And some planning input would really add some flair to your project.

We ourselves are not yet quite sure which floor plan is better for us. The one with the bay window has the advantage that the rooms are actually arranged as it fits the property, that is, living room in the south, kitchen in the west, but it is quite more expensive because of the bay window.

The floor plan 605, as marv45 already said, has a nice layout of utility room/WC/study and living/dining area and kitchen. In addition, the entrance is in the west

.. yes, and maybe something completely different will come out if you let someone handle it who knows about it, who also has the lines of authority etc. in mind right away and what else plays a role.

You are certainly right about that. As a layperson, you don’t have such things in view... Next week we have an appointment with the builder and the architect, I am curious to see how our wishes will be addressed and how creative he will be.
