You will not get money for target values. You will have to submit a construction cost breakdown signed by an architect. At the very least, you will need concrete offers from the major trades.

Your own contribution will be factored in within a realistic framework. You will not be paid out any money from the loan without proof that it has been invested in the property. Your working hours will not be compensated.

You will have to pay a fee for undisbursed credit amounts. Some banks allow the cost-free return of smaller credit volumes in the contract.

Unfortunately, it’s not all up to personal preference. 138 sqm with basement, carport, including paving and terrace, without kitchen. 418k€, Nürnberger Umland

We will build a 160m2 single-family house in the Weiden area and are currently planning with a budget of 300K just for the house, so without cellar, carport, outdoor facilities, etc.

It also really depends partly on the construction companies, as the prices can vary significantly. Initially, our favorite was a house in timber frame construction, but this was a full 40k above our current offer for a solid house, with almost equivalent equipment. So it’s definitely worth comparing

Hello, crazy price jumps are not uncommon. I paid 258,000€ in 2014 for a passive house standard but with a normal gas boiler, turnkey 258,000€ with upscale equipment, base plate just under 18,000, obtained 8 offers, 176 sqm.

In addition to what has already been said: Carport, depending on size (single/double), rather five-figure, so around 10K€. In my opinion, the basement estimate of 40K€ is also too low; I would calculate about twice that. It also depends on the soil conditions; you might need a waterproof concrete shell (WU/white tank), excavation for the basement is also more and can bring surprises. What I would also add: about 10-15% buffer for unforeseen expenses. And even if you set out to avoid it, the thought of "you're only building once, it should look nice, so let's choose option x over y, even if it costs 500€ or 1000€ more" will come... and you really have to be v-e-r-y disciplined to resist that every time. For example, in our case, the air-water heat pump must be placed in the front garden/street side; the options are Alpha Innotec, Ochsner, or one of these, in my eyes less aesthetic, Far Eastern air conditioning looks. Behind the house is okay, but in front? The Ochsner would be the most discreet, but costs about 4k more... something like that usually isn't included under the air-water heat pump item in the cost estimate.

As already said, the 3 (thousand) is quite unrealistic; it will surely be a 4 (thousand). And plan reserves; they sometimes disappear faster than you'd like. And I haven't heard of so many construction projects where there was a lot of budget left over at the end—rather the opposite.

For how many people is there actually money left over for which no sensible use can be found, even if it’s a vacation after all the stress? Most of the time it gets more expensive, you order nicer tiles, Miele appliances in the kitchen, etc...
