First alleged fixed price and now additional costs - legal?

"Costs" have probably arisen towards the franchisor, through requests for quotes, through planning discussions - but that is all.

I haven’t paid anything yet. They are still waiting for a signature from me before they proceed with their own soil surveyor. It’s still unclear where the house is supposed to be. However, because there used to be a house on the building plot, I am worried that they will demand additional charges for the building ground.

Is the soil survey included as a basis in your contract, or does it state the standard phrase that everything up to 30 cm is included? In the latter case, additional effort will have to be compensated.

One should always have the contract and construction specifications reviewed by someone knowledgeable, but also largely understand the contract and construction specifications oneself. Often what is important is not what is included, but what is not listed and thus will result in additional costs.

Even with a fixed price, additional costs almost always occur. For example, the upgrade in the electrical trade. The standard often only includes minimal equipment, which is no longer up to date. Additionally, a TAE socket is usually included, but networking is completely missing in the standard.

Because I have the 200k and want to invest in a house, and I assumed a fixed price including the foundation, as the seller and his boss assured me. I underestimated the energy it takes to only be informed about the costs after signing, despite having a soil survey.

Is it really true that the financing is not secured? Then don’t let the contractor know that for now.
