First alleged fixed price and now additional costs - legal?

Since you have no financing, you want to get out of the contract. That will then incur costs. I reject all additional costs; in my opinion, this will at least provoke a standstill.

Yes, I signed that. But without income, the GU cannot secure a loan agreement for me either.

That was my first lesson when I started as a quantity surveyor for construction 30 years ago. At least it is his risk if he does not take the opportunity. Especially with a lump sum offer with a fixed price guarantee.

To cover this risk, there are standard general contractor contracts that state calculations are done with lump sums and that the price must be adjusted in case of deviations :cool:. These are also fixed-price offers with lump sums :-p

The general contractor manages quite a bit and will, if necessary, show you that a financing deal would have been made and that you declined. But...

Please enlighten us. How no income?
Did I understand correctly that you have around €200k lying around and thought that the suggested €200k from the general contractor is all you have to pay to be able to move in?

How is the house supposed to be maintained?

That there are deviations was not known to me at the time of my written submission. The OP is only enlightening us now. As already said, plan changes lead to additional costs even with a fixed price guarantee. The question is, does the OP want to get out of the contract because of the not insignificant expected additional costs?
