Financial realization of a single-family house realistic?

Hello everyone,

thank you for your comments!!

I now have another topic where I need advice:

Today we received the draft purchase contract from the notary, so far so good. It explicitly states that the costs for development etc. are not part of the purchase contract and come on top. So far so good.

The municipality gave me a figure of 40 - 45 euros / sqm. But that seems a bit "too high" to me now. What can I do in advance to gain more certainty and planning ability here? Does anyone have an idea? What options do I have here?

Take a look at the website of the Gemeinde. Often they have a section for builders with a Bauherrenmappe, etc. The costs for development are also listed there.

No one will give you a guarantee on that, development can even become a bit more expensive. Buying [UneRschlossen] is in your interest, though, as it saves notary fees and property tax. Just call the municipality and ask how certain the price range already is.

Funny, we are currently discussing with the municipality and notary. In the draft contract, the development contributions are listed with the sum "for informational purposes" and are relevant for the contract amount and thus the notary fees. According to the municipality, this is required by the tax office and notary (guess why). If that is not included in your case, I think that is an advantage for you. And you would have to pay anyway, whether it is 40 or 50 € ... Best regards! mini

Again, thanks for the feedback. I called the municipality. They told me that internally they are apparently not quite in agreement, and some would have preferred to finalize the contracts only at the end of the year when the development costs were more concrete...

No figures are mentioned in the draft, only that the final costs incurred will be billed to us separately.

The administration wanted to call me back next week to let me know if the estimate is still accurate.

Now your experiences: 40 - 45 euros per sqm in the Westerwald for development costs (all in), is that realistic, possible, likely, or so volatile that it simply cannot be stated so generally?

Short addition, if it is relevant, regarding what exactly counts as development:

- Development contribution for roadway, sidewalk, street lighting, drainage
- One-time drainage fee for wastewater disposal
- Costs for the initial construction of the sewer connection line
- Costs for the extension of the lines from the transfer point to the building
- Costs for the initial construction of the complete water house connection line.

The entire future new development area is essentially currently in a field...

I understand that the total costs are distributed over the total square meters and then allocated according to the size of the plots.

I hope that 40 - 50 euros per sqm is really realistic and am somewhat worried that there might be a price explosion afterward (for whatever reason).
