I feel for you!

We are in exactly the same situation.

We don’t know much, cannot contribute any input ourselves, sales performance and offer Kh convinced us.

The land contract is being drawn up by the notary.

Only the expert unsettled me because unfortunately he confirmed exactly the things I had previously read online as negative points of the construction method.

For example:
Leaks at window joints/ that the butt joints are not sealed, the above-average long time water remains in the house (>2 years), well, and that it is not particularly ecological.
But he said all this independently of the provider, purely about the construction method (other providers do it too).

Furthermore, it is apparently more difficult to fix heavy things to walls, since you always have to drill through to the concrete with a hammer drill and then need very long screws and anchors.

We are still considering it, but somehow no one was as convincing as KH so far except for the wall.

Now there is also the VAT reduction, you can surely get more off the price if you close within the next 6 months. 3% is certainly not little.

Yes, as is well known, having the choice also means having the agony...

After purchasing the plot, we now want to sign the contract with Kern promptly. We want to build the Futura desk with garage. I have to say, I really liked the model house a lot.

May I ask where you want to build and which house? To what extent have you commissioned/consulted an expert in advance?

Regarding the tax reduction, I understand that you only benefit if construction takes place this year. We are only starting at the beginning of next year, so I am not sure, but I think we have to pay 19%.

We want to build in Leipzig, specifically a city villa. Our plan is based on the city villa Karat, but we have completely designed the interior ourselves and have also made some changes to the exterior.

We also have a fairly large construction project with 200m² on 2 floors + basement. We do not yet have a garage included. However, I think his recommendation was to have it built separately. We will inquire about that again.

Do you want to have a double garage built? Do you know how high the cost item for that is at KH?

We will address the issue of VAT.

This week we contacted an expert whom we would like to hire later for construction supervision and asked a few questions directly by phone. He is also supposed to professionally review the construction contract + construction description. As a layperson, it’s easy to overlook something.

The decisive factor for the tax is the day the invoice is issued. However, if you only start next year, then that will not play a big role.

yes, we want a double garage, 6 * 6 meters, with a frame, it should look like this (but in different colors):



Kern quotes the garage itself at about 26,000 EUR (through a subcontractor), the frame will be built by ourselves and costs 7,000 EUR.

I will also address the issue of VAT; my expectation is that Kern will make some adjustments and offer me something from which I ultimately benefit.

The topic of an expert is also interesting. You don’t do the 5-phase TÜV inspection yourself but have hired an external one for it, or is the external one an addition?

Did he find anything during the preliminary contract/attachments review (what is standard in such cases)?

That was just a preliminary discussion with the expert. He has not been commissioned yet.

Regarding the TÜV inspection:
5 phases is very few; in case of doubt, you won't notice errors, and furthermore, the company is commissioned by Kh as a standing order.

They certainly do not want to put the standing order at risk so easily, so one eye is quickly turned a blind eye to. After all, Kh pays for the services.

In principle, the services provided by TÜV/DEKRA for construction inspection are not particularly good. Experts are better suited for this (according to my current information).
