Development costs are becoming increasingly expensive; can one resist?

And in Tokyo, it is even more expensive. I can understand the thread starter. What do I care about development costs in some random new development area somewhere else, if I have to pay 10,000 euros more than the original calculation? And that's not even certain... The OP probably won't go under because of that. But with the argument "others are worse off," one would have to pay the municipality double the demanded amount out of pure goodwill. After all, it's still cheaper than somewhere else. And in Africa, children are starving... I would try to get something out of the municipality through a nice conversation. At least a rough estimate. As so often, the uncertainty is the worst part...

I can understand the question. But the development costs are simply not dependent on the land prices, but on the external costs of earth and paving work, landscaping, and other things like lighting and so on. And if the planning is progressing slowly, the costs change. Especially nowadays. In this respect, it is very annoying, but understandable. It is not as if the municipality profits from it, but the money flows into the equipment of the area.
From 32 to 42€ is an increase of 10€ per sqm... anyone who can do the math is at an advantage, but also not prepared for the buffer that now already has to be used. That’s what it’s there for. If this is now the reason why building is no longer possible, then it must be said: sooner or later the buffer will be gone anyway. I would take a look at the fine print: there is certainly something about development costs :)

After two years, the land value has certainly increased significantly. It is clear that additional costs are annoying, but overall it is still much cheaper than buying now. There will be some additional costs. Everyone who has built knows that (self-inflicted through different equipment, forgotten things, and simply price increases).

it's always been like that.
As soon as authorities or politics are involved somewhere

    [*] it always gets more expensive than planned
    [*] it takes longer
    [*] in the end, it turns out worse than intended
    [*] there is constant rework needed
    [*] everyone in the processing chain is afraid of making mistakes and hides behind some rules
    [*] or possibly invents new ones so that #5 definitely applies.
    [*] in the end, no one is held responsible

you see that again and again, see BER, Elbphilharmonie, Stuttgart 21, Leverkusen Bridge, Corona failures and so on and so forth...

Btw: Be glad you got such a cheap piece of land.

Thank you for the feedback. I will get in touch with the municipality again. We want to start building in May, so in my opinion a bit more "planning security" and transparency would have been nice.

That is the most important thing: it can’t get any more expensive, since the measure is completed and therefore can no longer be subject to any cost increases. If the completion of the development measures is certain and not just a guess, then deadlines also apply for the billing. Surely it’s no great pleasure in times of negative interest rates to have to wait longer for an invoice, but there are certainly worse sufferings. After all, you’re waiting for a fee notice, not a donor kidney.
