Hello BeHaElja,

but the community or provider does not give any information about the earthworks - I have to inquire about this with the civil engineering companies, right? Now I am completely confused

Municipality and supplier take over the awarding for electricity, water, and street-side wastewater – and there are meter prices for that. You assign wastewater on the property side yourself. At least that was the case for us. I have added something to my post above.

Cost examples for development costs:

Plot: 700 sqm; floor area ratio: 0.7; site coverage ratio: 0.4;
Municipality: e.g. Oldenburg
Sewage: €3,675.64. (Formula: 700 m² x floor area ratio x €7.5013 / m² = €3,675.64)
Rainwater: €800.80. (Formula: 700 m² x site coverage ratio x €2.86 / m² = €800.80.)
Water supply: €1,466.24
Gas supply: €951.00
Electricity supply: €1,364.13
Traffic development: €15,422.40

This results in development costs of €23,680.08.

Development costs may already be included in the land price. Whether they are included in the land price can be found out from the seller or the municipality. Land value reference rates also distinguish this criterion.

I also consider TEUR 30 to be realistic ... public connections, Teledoof and access.

Sorry... but that doesn't add up. 15 k€ for traffic development are not applicable in the case of [HInterhypofbebauung]... besides, it's then 23 k€ and not 32 k€ (?). Or am I mistaken now?

A note for both of you that the planner must take into account the escape routes (and if necessary parking spaces for the fire brigade). I am not an expert, but it is not that simple. We only had about 20m and even then there were already requirements from the building authority, especially regarding additional escape routes to the front.


Will the fire brigade agree with that? Here they would give you the finger if that is the only access. Also, in most cases the supply lines may not run under buildings. But again, clarify the regional specifics beforehand.
