I wouldn’t try to cut back on a few wishes/extras here. Because as an "owner," you then want to add those later anyway. So finance cheaply now, finish everything, and put whatever is left into special repayments!

Finance over 20 years (fixed interest period) with a monthly rate of €2,000 (annuity of just under 5%, meaning interest and repayment is already healthy) — this way, after 20 years there will be a small residual debt, and you could pay this off with special repayments during the 20 years.

So low risk! And with the right bank, you could also buy flexibility in case one job fails "for a while."

Hi everyone,

thanks for the feedback. I have understood that our rough planning is indeed within a realistic range.

To be honest, I even saved 30K last year, as my income has only increased significantly in recent years. A small promotion, which would bring another salary increase of about 10% (in addition to the annual inflation adjustments), might also be coming, but currently, because of Corona, it's a bit uncertain...

The plot is 725 sqm; do you think 50 TEUR for the landscaping company is about right? I don’t have any offers for this yet. The clearing of the plot begins now on Monday, and I’m already quite excited.

Wait a little longer, let's say until the end of August. You will see different prices then, better ones for Dic. The real estate and construction industry is currently rushing downhill. Commercial construction is coming to a full stop. Craftsmen are losing lucrative contracts one after another. Suddenly, as a customer, you are welcome again and not a disturbance.

Did a quick calculation. With a loan amount of €490,000, 1.0% interest over the entire term, and €1,600 repayment/annuity (excluding commitment fees, prolongation, etc.), you come to 29 years. Realistic and the bank will go along with it. But it's longer than you will be working. Therefore: definitely apply for the KfW Baukindergeld and plan for possible special repayments. Maybe you can also include a life insurance policy.
