Hello dear community,

it has been a while since I last posted here. I hope you are all doing well and are healthy

In the meantime, we have signed the construction contract, selected some samples, etc. In addition, there was surprisingly a salary increase. Furthermore, I have updated some planning numbers.

I would therefore like to ask for an assessment and feedback on the updated data. Construction start is at the beginning of next year. The building application has just been submitted. Currently, the plot / new development area is in the final stages of development.

Here I have increased the amount for incidental costs and the garage as they seem more realistic to me.

Overall, our planned costs have increased by about 36 thousand euros.

Equity and income:
Approx. 190 thousand euros equity, maybe a bit more
Husband’s income: approx. 4,700 euros per month in tax class 4, full-time, no further major increases in salary expected apart from inflation adjustments

Wife’s income: approx. 1,300 euros per month in tax class 4, part-time, likewise no increase in hours or major increases expected.

All in all, the promotion / salary increase came unexpectedly. That was really the last big jump; now probably only inflation adjustments of 0.5 - 2 % per year, depending.

Other:

I still suspect additional costs that cannot yet be quantified today. I have tried to factor these in through adjustments. All in all, I believe that the overall project looks even better with the increase.

More things could be added during sampling (definitely). On the other hand, we still have a buffer in the plot. Garden landscaping is a black box for me…

About 160 sqm living space on 2 floors that need to be tiled and then the painting work. I hope the 30 thousand euros fit; the tiling of the bathrooms should be deducted here since they are already included in the house price.

Our monthly burden should be around 2 thousand euros (annuity).

I have not yet finalized financing, but I have several offers; Allianz appeals to me because they finance over a period of about 25 years.

If you can live on 2k€/month, there's no reason against it. It would probably be a 500k€ loan, and then there's still a bit of a buffer left, which you almost always need anyway
