That would be too risky for me as well, the budget is already quite tight and there are still costs missing.

May I ask why? We regularly look at kitchen brochures and sometimes "fall in love" with one or the other kitchen we can afford.

If you want to finance €380k with €3.5k, that is above the ratio often seen here as the limit of €100k credit per €1k income. And I also think that with the items budgeted, you partly won't make it. Kitchen and terrace €20k? Well... that will get really tight. 160m² house rather €320k. Just the €20k more will break your neck. They are simply not feasible. And heaven forbid the tax really becomes due on the project... then that's it. Not to mention future losses due to starting a family.

So... I wouldn't do it. Unless you have family support that can just provide you with €50k if it gets tight. At a minimum: calculate very precisely, really back everything up with offers, no estimates! Draw a big line under it and then honestly ask, does it work this way?

Bait offers! Dear OP, as I already said: take a step back. A small cabin in the standard version is also fine. However, I have the feeling that you are currently burying your head in the sand. Online, but no more responses... but that doesn't make it any better.

I also find it too tight. I haven’t read all the comments, so probably some/all points have already been mentioned.

160sqm living space => at least €320,000
Kitchen + terrace => at least €30,000, unless you are okay with a kitchen costing a maximum of €5,000 from Ikea or something similar.

What about the other outdoor facilities? Splash protection, entrance platform, driveway? For these, you can easily add another €10,000-15,000.

The equity capital is of course positive.
What are your plans? Children desired? If yes, I see it as not feasible.
