This is not the development plan.
Do you mean east and 61cm? In the west you also have a reduction of the setback area. Is this secured by a building encumbrance? It would then have to be extended.
Why? You don't even have that.
But only through the ancillary facilities according to 19 (4) Building Use Ordinance. Should not be a problem with such a large property.
Probably not, but I would want a separate room for each child. For that, I would relocate the carport and build a single-story extension for bedroom and dressing room at the previous location. Access through the utility room or better a small hallway built with a partition wall and a breakthrough where the washing machine is currently drawn.
Yes... it is the official site plan... but the data of the development plan can be seen on it.
Yes, in the west... I mixed that up. In the east the building encumbrance is secured... we could even have built up to 2.00 on the boundary.
The increase of the eaves height was applied for by our planner at the time. That way, we would also have had the possibility to build a two-story house without a knee wall... or colloquially a "city villa."
The idea is good, but it cannot be implemented. Because the lines to the utility room run through the carport and these must not be built over. But the carport itself is not a problem.
