which architectural services are part of the contract? the excerpt posted by Mr. Tunsch is definitely nonsense, as this section does not concern architectural services at all. are you sure that architectural services were included at all?! there are also fully planned houses with finalized structural calculations where only structurally irrelevant changes are allowed (e.g., an additional wall). the preparation of the building notification/building permit is usually part of a general contractor (GU). probably a building notification was submitted and something was wrong. then the matter is immediately forwarded for approval. this takes significantly longer but even the best experience this sometimes. (actually happens more often)

as already mentioned in several threads, you can only be answered based on the information you provide us. afterwards, your selected construction company can refute all points with more information from the scope of work/general contractor contract or something similar. either you put all the information on the table or the information here will not be able to help you further. what you should do: look up the passages Mr. Tunsch posted here in your documents to see if they are literally stated there. sometimes the T&Cs/scope of work are also changed. of course, the phrases that are on your contract with signature apply :)

The documents required for a building notification or building application are prepared at a scale of 1:100 and in 3 copies. This service includes both the approval planning (including living space and building form calculation) as well as structural calculations, the thermal insulation certificate, proof that the currently valid Energy Saving Ordinance has been complied with, and the energy performance certificate. With the start of the house construction, detailed plans at scales of 1:50 and 1:20 are created, which become the property of the builder.

Possibly additionally required documents, such as biotope compensation planning, felling applications for valuable trees, storage requests for oil heating systems, demolition applications and the like, must be agreed upon and paid for separately. Fees and expenses for building permits, structural engineer review, chimney sweep, and other official fees, official site plans, and the later surveying are not included in the scope of services. The same applies to sewer connections as well as exterior facilities and paving work according to the drawing. Also not included in the scope of services are representations of interior furnishings not mentioned in the construction description (e.g., drawn-in furniture, kitchens, fireplaces, and tiled stoves).

question: and how is it determined where which wall goes?! how is the floor plan determined? there is a structural calculation involved, so the determination of the floor plan must somehow be included as well. or is it a pre-designed house?!

something like that would have been a great point to address BEFORE signing. having an architect 700 km away is of course not ideal, but I myself never saw an architect at our construction site.


fully agree! I never saw the construction manager during the 4.5 months building period.

the subcontractors all knew each other inside and out. they worked hand in hand. in the morning the gas and water guy marked the pipe layout, drilled the holes, during the breakfast break the painter came and painted over the drilled wall, and at 10 a.m. the gas and water guy could install his pipes. that was how it went throughout the whole construction. you could tell that all companies built (and build) 50+ houses each year together for the same company.

In fact, the drawing for the building application has already been discussed with the client to such an extent that changes rarely occur. If they do, these changes are shown in the detailed plans. The background of this working method is as follows:
If I have concretized everything in advance, additional charges due to change requests are almost excluded. For us, every change up to the construction contract results in the project being recalculated.
The aforementioned architect has been designing houses for many years, and his clients also include larger prefabricated house companies. This construction project was the first where there have been disagreements. We have been building solid houses almost nationwide for several years, and the house construction is carried out with a well-coordinated team.
