Would a rent of €13/sqm be a problem there? Here with us, that is normal for a new building without luxury.

Yes! At least currently! We do have 1000Mbit fiber here, daycare, kindergarten, primary school, optician, etc. But €1500+ cold rent in the countryside is utopia! There are simple people here with simple incomes.
There are also VW managers earning €400k+/year, but they already own property for themselves and their kids.
Whether €13/m2 will still be utopia in 24 months, I don’t know. Probably not, but I don’t have a crystal ball.
I still have an incredible 47,000m2 plot (inherited, not self-earned) with primary building rights on the outskirts of town. 6 meters above town level.
I would like to ‘reside’ there in 10 years.
This topic is completely settled for now.

Building notification takes a maximum of 6 weeks, foundation, drainage, and floor slab take a maximum of 3 weeks. Nevertheless, I want to keep my options open, sorry. I have finished building plans.

Our little house is being built by a developer, but I still realize that for some trades you need months of lead time. By the way, our building permit process took over 10 months due to Corona and caused significant delays. You just never know. Therefore, I would currently plan for a decent time buffer.

My building application also took 10 months - the argument was actually Corona - but the regulations are different for a building notification. The revocation period by the authority is a maximum of 6 weeks. I could actually speculate on that and would probably win. Thanks for this approach!

In the city for many as well. This is often underestimated. And even if you could basically afford it, the question is whether you actually want to. We didn’t want that anyway and there was nothing available regardless. Otherwise, I currently see black for your project. Anything that would pass is probably too expensive as a monument. Fun applications like Native American tents, which are fundamentally not approvable, probably won’t pass even if the building authority sleeps. The only options left are to build and hope for rising rents. Or just leave it.
