Do the areas in the basement and attic have to be used as living space? Or are they sufficient for you as storage space and an unheated basement?

We are still quite new at it and really have no clue, but from the first experiences I can say that at the latest during the viewing you find out why the supposedly cheap house is so "cheap". Usually, no one is giving anything away for free, especially not when a real estate agent is involved. It's good to have a few prices in mind and to do some quick calculations while going through.

Partially. The second bathroom is located in the basement, which we would rather not do without (or one would have to squeeze it in somewhere else). But in terms of space, probably one of the two would be enough...

New heating and electrical systems seem somewhat unavoidable. Are my cost estimates roughly correct? I would have guessed:
    [*]Heat pump plus underfloor heating around €60,000? (plus of course all the flooring that would then need to be replaced, but that depends on personal taste and might be due anyway) [*]Alternatively gas and radiators maybe €30,000? [*]Electrical + LAN (smart home is not necessary) around €25,000? [*]If you additionally insulate to a KfW standard, what kind of scale would that be?
Is that roughly correct, or am I off by orders of magnitude somewhere? If you postpone the bathrooms to reduce the occupied and heated space, of course additional costs would arise...

If you are already switching the heating to water-based pipes, I would also renew the water pipes at the same time. If there's dirt anyway, then only once. In our kitchen (which obviously was no longer used), there was no water even when the tap was turned on. The 50-year-old steel pipes were completely scaled up. We couldn't replace some of the pipes anymore due to time constraints. From today's perspective, I find that regrettable, because at some point we will probably be sitting dry upstairs in the bathroom.

Significant oversize always hurts - unless you are allowed and able to separate another housing unit. Night storage heaters that are still installed today almost make me categorically advise against it: only the tip of an iceberg is above the water surface, so I see here an indicator of a gigantic backlog of renovations. "Bathrooms and windows renewed in 1998/2003" confirm this and mean not least: "actually already due or almost due again." Solid construction in 1970 usually meant 30 cm (at best already porous bricks or similar!) monolithic in 30 cm thickness, the roof insulation will consist of Isover rolled between the rafters. About "LAN" I say "ROTFL," because in 1970 middle data technology had not even arrived at the people's computer yet, so someone probably just stapled an RJ45 socket somewhere in 1998/2003. Water pipes in 1970 I don't know, in 1972 we already had plastic, in 1968 there was still cast iron. As reluctant as I am to say it this clearly - I myself am already that old - but 1970 is after all half a century ago. At least building fashion in 1970 much less frequently had cantilevered concrete parts than ten years later because the "Isokörbe (R)" did not exist yet (and certainly not in renovations in 1998/2003). So I believe quite firmly that one will not have to look long for hidden defects in this offer.
