Why not gas with underfloor heating? I find all of this very speculative! 1970 can mean everything. From old wooden windows that are worth nothing anymore to asbestos removal... energetic renovation of windows and walls must harmonize in conjunction. Is there an exposé ID on the common portals?

Because I assumed that in the retrofit the underfloor heating (and less so the heat pump) is the cost driver. Gas would then be the concession to the fact that, to my knowledge, heat pumps with radiators are not sensible. If that is not true (to the extent I assumed), there is of course one more option. Yes, there still is: 127332842 (Immoscout) I guess, at the latest when asbestos or something similar actually appears, we would be out anyway.

Thanks! Beautiful house! Bright, open, not built over.
I would definitely check the wood for moisture. Since water goes from top to bottom, the attic.
Those are already plastic windows, right?
Basically, nothing needs to be done, right? Just fresh paint and floors.
You can tidy up the exterior later bit by bit.
I don't find the heaters bad at all. The bathroom would be next.
Do you have the budget? That's already quite a lot...

Expensive, as unfortunately usual nowadays. But probably normal for the area. However, if you then renovate the floors and tear down the walls for a heating system, a lot of costs add up. That makes it seem quite expensive to me. But if the money is there, why not. I would ask who expanded the roof and when (whether it is properly insulated). Same goes for the basement. The energy certificate seems to be doctored, as no insulation can be seen on the house. The biggest downside is the heating system (which, by the way, often contains asbestos and must be disposed of accordingly. But that is doable).

o_O You have the right to energy consultation under the Building Energy Act. Since it is a mid-terrace house, C can be very good?!

One of the inexpensive components in the house. Switching to heat pump and underfloor heating is ideal for do-it-yourselfers. Example: screed + coverings removed over 120 sqm. Underfloor heating on 20mm WLG 23/24 insulation (additional insulation will be added under the basement ceiling later). Flow screed 45mm. Heat pump as monoblock. Costs: well below €10,000 (of which €3,000 for the heat pump).
